"Absolutely Horrible. Landlord will enter your apartment without notice, especially when you're at work or out of the house. Literally caught him one day when we had stayed home. He not only attempted to enter WITH ABSOLUTELY NO NOTICE, but when my Girlfriend told him we needed a few minutes to get decent, he responded, "you've got ONE MINUTE". No Joke. He also apparently likes to hold onto rent checks and cash two months at a time, which we found out IS actually perfectly legal. This literally meant that we had twice our rent deducted in a week, something that would be detrimental to anyone, especially out of the blue, as he did to us. Given the many years we know him to have been a landlord, it is assumed to have been an intentional attempt to passive aggressively push us out of our unit."
"This place is a beautiful historic building. Originally a hotel dating back to 1909, an unusually triangular shaped building going at an angle from Division Ave to N 4th St. as well as its identical twin, adjacent at 1303 N Division. A flat-roof with a shallow shed around the perimeter. The windows are all one-over-one, double hung and are grouped in two's and threes and also individually. The main entrance is centered on the Division Ave. facade. Sadly this place (now apartments) has been under rule from the same "Slum-Lord" since 1975. The structure has rapidly fallen to decay. Tenants maintenance & repair requests are seemingly brushed under the rug with little more than scoff in reply. All while over inflated rent is still demanded each month! In one unit alone, I've seen a kitchen sink that hasn't had hot water in over a year, the shower stall mostly torn out, leaving nothing behind but the window frame, studs that once held insulation & plaster (now moldy and rotten) and some exposed plumbing! It too had been this way over a year! The windows, all single pain, glazed double sash, are clinging to life by a thread and some cheaply made "band-aid" repairs. The glass looks like it could fall to the pavement below at any instant! The place stinks to high heaven. The carpets are old, ugly, faded and dirty. The paint is yellowed and flaking. The list goes on. If you want to see how this building could and should look, check out its twin across street at 1303. Different owners of course. Avoid this place at all cost if you wish for your money to be well spent."
