"I've lived here for 4 years place was great at first till they fired hired new people they haven't bothered to train maintenance to take care of maintenance report. The new management care more about their jobs then their own tenants acting like they are insuring everything good but it's not things are falling apart quicker then they can fix. Owner being on property more just so he can assurance things are getting done rather post a paper notice then talk to you. And they aren't evening emailing informing tenants about what their doing inside the apartments. Giving notice before the grace period. Wouldn't live here, you shouldn't either unless you want to give em all your money since all apartments around em charging more then they are."
"The building has been great. Mostly because the management and maintenance staff were always fun to stop by and talk to and they got stuff done. But after the tenants rights initiative in Tacoma passed, Epic Management replaced all of their staff which seems kind of fishy to me. From a labor and quality standpoint, the optics don’t look good. Things may change here but I’ll leave this knowledge for your own personal interpretation. Update: I really wish this were a positive update as I’ve been noticing some new things. I’ve been seeing the management staff put up alleged threats of a 30 day pay or vacate notice on units who haven’t paid by the second. I personally believe it’s very unprofessional to put everyone’s business in mass on unit doors while they are still in the grace period and state law allows until the fifth. I’ve worked in sales for many years and I absolutely would not put my clients financial business out there for their staff to hear. A discrete gentle reminder via email itself would not be bad as sometimes it’s nice to have a reminder but threats are not very productive to the morale of a community. Management staff itself tries to put the burden of tenant issues onto security personnel who are overwhelmed and busy with multiple buildings when there may be simple solutions that can be easily addressed with honey rather than vinegar at the moment. With that, the volume of noise and conflicts seem to be on the rise in the building and a low morale among many neighbors. Overall, I now think there are better and cheaper options for housing in the area and I wouldn’t recommend this place unless you are a student who can stand up for themself and would like easy walking access to UW Tacoma and the T Link via commerce street station. I will update this review if things move into a positive direction but as it stands, these are my current observations."
"I lived at Villagio for just over 4 years and Kyle and Melissa (the original office staff that were there) made the the move in process easy and I was able to get everything signed online while I was on vacation. The unit was clean when I moved in and they even painted an accent wall for new tenants, it was fantastic. Right before Covid, Jordan and Laura became the new office folks (no email mentioning that they were taking over). They were friendly and helped with getting maintenance issues fixed in a timely manner as well as answer any questions I had. After awhile, their email communication about issues like the elevator being down, the garage door not working, were few and far between. When they would send out emails, there were a lot of misspelled words - not very professional. New tenants started moving in during the rent moratorium and folks in a couple of units on the 3rd floor trashed the hallway with their garbage. I understand during the height of Covid that folks couldn't be evicted, but Laura and Jordan didn't seem to take sanitary matters seriously (see pictures). Garbage was left for at least a week in the hallway. There was also a time where they didn't send out an email about the 3rd floor having a rotten fish smell and a trail of something wet from the elevator. People who parked in the garage would sometimes park incorrectly in the ADA spots (see pictures) and also not have the proper placard to use those spaces, leaving folks who needed to park in them nowhere to park easily. These cars where never towed when they should have been. If you want to rent from a spot that needs to have a reliable elevator to get up to your place, don't bother renting from here. The elevator broke down at least 10 times (I lost count) for over a week to a month. I felt terrible for folks that couldn't leave their units because they werent able to use the stairs, HUGE problem if there was a fire emergency. Also, if you're not a huge fan of downtown traffic noises, I wouldn't rent here. I didn't mind it until the construction started up on the corner in the alley off of 15th st. It was difficult to telework some days when I needed to have the sliding door open for air ventilation in the summer. Definitely invest in an A/C or fans! For the amount of rent this place is, there should be amenities. Other newer rental properties in the vicinity at least have bigger common areas to watch TV or chill. The lobby here wasn't a space to hang out for too long because of being close to the front door and the garage man door. I will say the view of Mt. Rainier from the rooftop is amazing and you can rent a grill for a few hours."
"Excellent place to live! I moved from out of state and was glad to find the apartment looks exactly like the pictures and better. The staff are very responsive, professional, and polite. No hidden fees, everything is straightforward from start to finish. Bringing in a roommate and a new puppy was a breeze in this place. All my maintenance requests were completed within 24-48 hours. The location is perfect to walk to museums, restaurants, parks, and the docks. The Y next door waives introductory fees for Villagio residents. The view of commencement bay from the apartment was perfect. Full disclosure: It is downtown so you'll hear a few night owls passing by on the street at night. My unit faced East, so I'd suggest an A/C unit for the summer to combat the heat. Also, the elevator went down 4-5 times during the year I was there. Not a dealbreaker for me but I wouldn't reccomend for someone who needs ADA housing."
"Modern, compact, and nicely located (although a bit expensive). One of the best options if you're a University of Tacoma student (the campus is within a short walking distance). There are YMCA, a fancy hotel, convention center, and museums nearby as well. Staff was exceptional (strict with rules and paperwork, but helpful). There's a space on the rooftop where you can see the stunning Mt. Rainier (although it can be windy and cold at times). The studio was small but it was comfortable. Walls were somewhat thin (I can often hear music from the next room) but the kitchen was probably my favorite. So spacious with plenty of room."
