"I did not have a great experience with previous management and I have lived here a year already, however, new management has really turned things around and made things so much better, this team actually cares. With the issues where I live we decided to move to another unit and start fresh. This new experience to our new unit was definitely a big turn around and our walk through was great and everything was fixed as we requested so we could move in and feel much more comfortable. It makes a huge difference having knowledgeable staff who really want to make the experience finding a home better. There have been other reviews that reflect previous management but please know new management is really turning this place around and taking care of the property and its residents and things won’t happen overnight but I can see the beauty of this place and feel at home and know people here actually care about the experience. The patio was important to me with this place so look at the before and after pictures!"
"This is the worst place I have ever lived. When I moved in my apartment was filthy and had to be cleaned two additional times. The office staff are dishonest and are so unorganized and incompetent that it feels like a joke. But it’s not, it’s just awful. There are fees upon fees upon fees that aren’t made clear until you see them in your second month bill. They will not provide any evidence as to why they are charging you almost $200/month for water, which they have to provide by law, no matter how many times you ask. The grounds are disgusting and have dog poop, garbage and glass from broken windows everywhere. The dog park smells so bad that it makes me gag just to be within ten feet of it. The indoor pool isn’t heated and is freezing and the gym has broken equipment that they won’t fix, but you’re charged $75/month for these “amenities” that you can’t use. I have had maintenance in my house over ten times because no one checked anything before I moved in…broken doors, heaters that don’t work, bathtub faucets that don’t work, bathtubs that don’t drain and on and on. The only good thing about living here is that you’re in the University Place school district, that is literally it. If you can live anywhere else in the world, do it…even if it’s your car. Thank you to the company for repeatedly, and without my consent, texting me to give you a review. Here you go!"
"When you begin your journey with this particular apartment you're inclined to disregard the negative reviews. Well, I did that, because could it really be that bad? Yes, yes it can. I will be uploading photos of everything I mention in this review. I wouldn't want to come across as just another disgruntled renter who didn't listen. The leasing agents here use deceptive practices to bypass every extra expense that's not included in your rent. Let's start with that beautiful pool you see when you show up. They never mention those wooden covered cabanas aren't free to use. They're $150 a day (No, this isn't a joke. You get an email outlining costs prior to the pool opening). Do you have friends you want to swim with? $10 a day per person(Yes, they will track you and your friends via daily assigned wristbands and a security style log book). Your rent here doesn't cover the repair or replacement of the dryer from what must be the 1980s, the giant gaping hole in your awning, the missing dials and switches in the apartment, Peeling paint, Broken storage door that doesnt stay closed, the fridge that's louder than a microwave, or the daily garbage service they initially tell you is free and covered by rent. It's not. It's $50 a month, and they absolutely will send you a bill. These bills they send immediately start to look like the Verizon hidden fees and services with extra zeros on the end pretty rapidly. There's also undefined admin charges as well, that's where the looks like a Verizon phone bill starts. They clearly just half hazardly paint over any defects. Once again, I'll upload photos of everything I've mentioned. They charged for a service dog who when we asked why, they said "Ope, sorry, take it up with our corporate office. Here's that paper work you already filled out again." This is month two, and between just the generic skeevy manager that manages the office to the lawn care guys who might show up at 8 am or 2 pm and use the most useless machine on earth to blow pine cones around for several hours; this place is garbage. Oh, side note, there's a second pool they clean religiously every morning, and no it isn't open because apparently they have to have someone there so people can use the bathroom. As if putting a fob/card reader on the door wasn't their first thought. We asked about that too. The aforementioned generic manager stated enthusiastically "Oh, we're really hoping it'll be this year, we're actively looking to hire someone!" How about you start looking for other options? No? Not too proactive at this place of employment are we? I'll keep adding to this as long as I live here. This doesn't document everything it's just the stuff we told them about and they haven't fixed or looked at. I'd avoid even considering this place as somewhere to live. I didn't even get into the residents who call this dumpster fire home. I really hope Boulders @ Puget Sound read this and leave some generic comment about my experience. It'd be icing on a cake for an already pathetic experience. Edit; It appears the lawn schedule stops being mowing and becomes constant noise from two stroke gas powered leaf blowers around early October. The lawn service has absolutely no concern for noise levels as they just constantly throttle these devices from 1000 to around 1130 in groups of 2 all over the complex. So, if you don't work a perfect 9 to 5 then good luck sleeping on Thursday."
"Less than ideal year-long experience. In my opinion, the photos on the complex’s website are misleading. There’s mold issues, and security issues - car windows got smashed in and mailboxes were pried open a number of times and the process to report this to the manager is cumbersome and tenant intensive with little to no support from the complex. We had a wonderful young family living above us, but we could hear every single footstep they took, music they played, etc. Additionally, when we were originally contracted to move into a specific floor plan, the managment team bait-and-switched us after we had signed all the papers and said “oops, that one isn’t available anymore at that price point, but we have another floor plan available.” This other unit had dry rot on the patio, a wasps nest by the front door, and was not cleaned. We made a little fuss and was moved to the floor plan we had originally wanted but they increased the price for it. We had to do a deep clean of this unit as well - cleaned the dishwasher, wiped down splatter marks on the kitchen wall, remove “goop” off the floor, etc. The ventilation in ground floor units are terrible and we experienced a few bouts of mold until we bought a dehumidifier and air purifiers for the unit which seemed to do the trick and managing the spread. All in all, less than ideal experience for us. If you need a place to stay relatively quickly but are willing to compromise your quality of life, this could be a spot for you."
"Moving out of State is as stressful as it can get. I was so excited to move into this apartment complex. The pictures online on the website were bright, modern and sleek. Unfortunately that was not the case when I walked into the door. It is a misrepresentation of what was advertised online. We were shocked. Nobody did a thorough cleaning of the apartment before I turned the key. I had paint on floors, fridge was greasy to the touch like I grabbed a butter stick. Don’t even try to imagine what it looked like above the kitchen cabinets. Towel racks were loose and outside balcony railing was a temp fix with bolts still wiggling. Outlets are old and needed replacement. Window screens and blinds were broken.I had to clean the apartment myself no rent credit given…! Oh and advertised as non smoking but we smell weed all day from the down stairs unit. It makes us sick incl. headaches and nausea.Cigarette stubs are laying around like a trash pile outside on the premises. Sadly we are disappointed. I strongly believe with a tighter management and a vision of what the apartment can become this all can be turned around but a few bad apples gotta go. The location is prime."
