"I lived here for a year and let me tell you. Was okay until the management just "disappeared" That's when all the issues started. My upstairs neighbor started to harass and threaten me to the point of multiple police calls and attempts to get ahold of the office started. No office staff besides the maintenance guy who, as I saw, was the only one. Multiple people can't get ahold of the office to renew their leases. A lot of people who have lived there since the complex opened. Police activity slowly increased as the months went on. Dog attacks and other issues. Had to get a camera for my safety. I happily was able to get out in November and away from the harassment and no office staff. I DO NOT recommend this place."
"I have lived here for two years, and it really has been a mostly positive experience. I signed-on with Danielle, who was the Property Manager before Sarah. Danielle was great to work with, and during my time at Avalon, the apartment, maintenance, and general living atmosphere has been great. After Sarah took over property management, I did not see any changes in my day-to-day, but I have to admit -- the few times I had to interact with Sarah were not positive at all. I am pretty sure she is no longer with Avalon/Gorman Properties, so this shouldn't be a factor in starting a lease here. As I said, I had a very positive experience living here -- great price, good location right off the Belt Line, and spacious and comfortable apartments. If these are the things you are looking for, I fully endorse Avalon."
"If you see the company name Gorman, run for the hills. The cheaper rent is not worth it. Avalon- The places look decent and you get in unit laundry and central air which is nice. I have lived here almost 2 years. They cut costs everywhere they can. They do not care about tenants living at their properties. No softener in the water, my hair is completely ruined, there is no sound barriers, so you get to hear everything your neighbors above you are doing, when you tell them you can't get any sleep because of the amount of noise going on above you and request a different unit, they remind you of the legal document you signed for a year lease. There is nowhere near enough hot water for everyone. Local government should invest in other development companies. This is by far the worst company to rent from in the Madison area, stay clear of them."
"I've lived here since Oct. 2015. I have a decent one bedroom apartment which has and island. Microwave came included because it is built in. I even have a washer and drier. Rent prices aren't to bad for a market rate apartment. Utility prices are just ok for gas and electric, and I didn't have to have a deposit for my cats. Downside number 1 would be PARKING! Each apartment gets one below ground spot which is great except for when you have more than one car. There are signs posted saying people without a Gorman sticker will be towed in the above ground lot, but random people still park in it and take up actual tenant spaces which is super annoying. Downside number 2 would be the fire alarms. They go off all the time! For no reason! I was taking a shower and thought there was a fire. Needless to say there was not a fire and I busted my ass for no reason. Downside number 3, this you will get most places but I really hate the random annoying neighbors who have people come over and then they throw up in the parking lot. Seriously, this is gross. That being said, they do keep up pretty well with maintenance outside. No slick sidewalks or snow in the winter. Mowed grass and trimmed bushes in the summer. Also, interior maintenance issues are handled pretty fast for the most part. Overall, not a bad place for the price."
"The apartments inside were pretty nice . Having my car towed while babysitting and about to leave for the evening, not very nice. I thought it was stolen, but it turned up at a really, really creepy tow yard. Im pretty thick skinned and not much scares me, but when the very strange and seemingly socially inept 300 lb. man led me through some trees and a small creek behind a boat and broken down fence to retrieve my car...I thought I was next on the "Last 48". I also had to pay $180 cash to get my flipping car back. I would personally never live there. Jerks."
