"We hired SUV properties to manage 10 units for us and had a terrible experience. MISSING MONEY: When SUV took over we had a tenant behind on rent and just approved for assistance. SUV notified me they received a lump sum payment for back rent, future rent, and the security deposit. They asked if I had already received the security deposit and I told them I did, this must be an additional deposit paid for by the program. When the tenant moved out they did not list the additional security deposit. I asked them where the missing money was and they acted like they didn’t know what I was talking about and said they sent me the entire grant amount. I had to go back in the system and saw that they logged it in as before they started managing our properties so it wouldn’t show up in our ledger. EXTENDED VACANCIES: We ended up having to hire an outside leasing agency after 60+ days of vacancies. Weeks would go by with no approved applications so I tried to find the advertisements online and couldn’t. I had to ask multiple times that our units be posted on the Zillow network as I couldn’t find any online advertisements of the units. One of our units they were marketing for 2 weeks and when I asked for pictures they said they had not been taken yet. They apparently only show the unit one time per week. I inquired about one of my units as a rented and did not receive a response for almost a month. They cost us thousands of dollars because of their inadequate leasing process. OVERBILLING: We needed some landscaping work done on a property and they provided me with a quote which I approved. After the work was completed, we were billed over $1000 more for the service. I asked multiple times for a detailed invoice and why the work cost over $1000 more. The only answer I got for them was that it took longer than expected. The overage was not approved nor was it even mentioned until the final bill came. I have no idea what the additional charges were for as the project was removing trees and no “surprises” were disclosed to me. INCOMPETANCE: All 10 of our units are painted the same color, I provided the Sherwin Williams color and sheen to SUV. When we had a turnover, they went to Home Depot and asked for that color, since it is only a Sherwin Williams color it did not match and they told me I had to pay thousands of dollars to repaint the apartment. I again told them the color we needed from Sherwin Williams and called them to check the system for the paint that was used in our previous PM’s account. I provided SUV with the phone number to lookup our properties at Sherwin Williams to get the exact paint color. Instead, they got the color formula and went to Home Depot again and tried to match the paint. Again, they told us the color does not match and tried to get us to repaint the unit in their color. I finally had to call the closest Sherwin Williams locations and place the order over the phone for them to pick up because it had been two weeks at this point and countless conversations and wasted time because they could not figure out how to go to Sherwin Williams and order the correct paint. We received a city work order for an annual fire inspection in September which I sent to SUV. In December the inspector reached out to me as the deadline had passed. I asked SUV about it and they notified me that the inspection was done in September. The inspector had no record of the appointment, it was not listed on their route schedule that day, and they had no record of any calls about the property. Luckily the inspector was forgiving and agreed to schedule it later that week. SUV said they went over and made sure everything was done before the inspection. We received a second work order for a missing fire extinguisher and an expired one as well as missing smoke and carbon monoxide detectors. Then we were billed $300 to go out there a second time and do everything that should have been done the first time."
"I recommend not leasing from their properties. Very unprofessional and rude. It’s so disappointing to say the least, they have great reviews and when I first started renting they seemed very genuine and professional. These people pick and choose who to accommodate and lack communication skills. I hope in the future these people get better training and respect not just a select few clients but EVERY client they encounter. Reading other reviews has left me thinking if this is a racial thing, I’ve heard many stories from other races that are similar to mine. It’s 2023 let’s do better Carol & SUV PROPERTIES! This is ridiculous"
"My wife and I have been working with Melanie and Carol since 2017 and they are both extremely great to work with. Melanie is a hardworking professional that have exceeded our expectation in terms helping us negotiate and purchase our rental properties in Milwaukee. She is very knowledgeable about the local market and her insight is always on point. We have purchased a few dozen properties with Melanie in Milwaukee since 2017 and she is by far the best realtor and property manager I have ever worked with. Carol is mainly responsible for the property management and deals with the day to day tenant communication, she is always very responsive and professional with her approach and always keeps us updated with everything. We highly recommend SUV properties to anyone who'd like to work with a realtor and property manager!"
"I have worked with Melanie at SUV Properties for about 5 years now at this point. She is a very tough no non-sense business professional. I really do not agree with many of these reviews. I left one company to start my own and she was all over me to make sure my company was properly insured. Once I had everything taken care of, she has helped my business grow. I don't understand why Ty Whitaker would make remarks like that saying her contractors are uninsured. SUV Properties has to be strong to protect their clients that own these homes due to that fact that a lot of them are not in the best areas in the city of Milwaukee. SUV Properties are always on top of making sure their rentals are in great condition before renters are even aloud to move in and if a problem does occur, they do their due diligence to make sure their clients get the best price from a reputable contractor. I could see many of these reviews coming from previous renters that have not fulfilled their lease obligations and intentionally attempt to hurt SUV Properties which isn't right. What I have noticed many times reviews are completed, is the fact that they are done out of spite, just for being held accountable for an obligation the renter has not met that Melanie at SUV Properties needs to enforce. Renters also need to understand that estimates need to be done in order to get the right contractor out there for the best price. Contractors are busy right now and it is very difficult to get someone out there the same day or even the same week any problem occurs. This company is a very strong property management firm that has the best interest of their clients at hand. Melanie would absolutely be the person I would want in charge of my property to ensure payments are collected and proper action is taken place otherwise. Or even if work needs to be done on a specific aspect of one of these homes. I have never met a tougher woman with a greater business acumen in my life."
