"Don't hire this individual. Hes A kon artist operating out of residential apartment complex. He dumps the work done by his day. Laborers in our apartments garbage. Dumpsters he does not care for nature, are anyone else?. P s, the city of Redondo Beach, has been notify for violation of city codes."
"We are landlords in the Sacramento Region and would not recommend retaining Mabry's services for managing your properties. When Mabry acquired the book of business from the Sacramento-based property manager we were working with, things started on a positive note. We were getting a lot of communication from the new owner and office manager, and we were willing to be patient with the transition since they promised a lot of improvement. Our business model changed and we moved a number of our units to short-term rental. After that, it seemed like they lost interest in providing good service for the handful of our units that remained in their portfolio. Even after 8 months, there were some very basic things that were not being done: providing timely monthly reports, reimbursing for mistakes that they made, income deposits were sporadic, I would wait weeks for a copy of a signed lease, etc. With all these deficiencies considered and the success we were having with a different property manager, we decided to stop using Mabry and cordially part ways. The ultimate example of their unprofessionalism was how they handled the transition: for 3 months, I contacted Victoria and Howard requesting final reports and funds due to us. I drove to their office, called, emailed, and got strung along until I gave up for my own peace of mind. As a landlord, we deal with tenants not making their rent payments, it’s very unexpected to deal with the same problems with your property manager. I would caution property owners away from using Mabry's services. I will kindly add that Victoria is very knowledgeable in property management and was pleasant to work with, but some of the things we needed most help with got escalated to the main office and owner and remain unresolved."
"I’ve been living at the Mabry Long Beach apartment. This is month 8 of pure hell. My god the apartment leaks like a river I moved in feb and it has been a living nightmare the constant leaks I told manger and nothing has been done and it’s raining and I have leaks again in both rooms. Not to mention I live over an electrical room if I had know this I would never have lived here , this is just an utter nightmare. I can’t wait until my lease is up."
"Crystal was terrible, denied me without even looking at all of my income, I make 3 times the rent and she got quiet over the phone when she realized she made a mistake! The online application is a pre-application with not enough information to ALLOW a potential tenant to upload all of their income. I have proof of this communication and will AWAIT MY $27 online application fee. She was out sick for some days, left me hanging then refused to approve or even LOOK AT MY INCOME, LOL! Girl! Go get some sleep and come back to work when you're in your right mind. No wonder these reviews have low scores! No wonder Mabry Management LOST THIS BUILDING IN THE FIRST PLACE, they can't get their stuff together! I don't know why I thought to go back to a terrible rental company! LOLOLOL,,,HILARIOUS"
"It’s been almost a month and still haven’t got my deposit back. Got the letter for an outstanding bill from Mabry after a month. They charged me 134$ for interior paint reimbursement. I’d like to comment that when I first moved in the apartment they had not painted the apartment for me as a new tenant. The reason why I HAD to move out with short notice was a few reasons adding up altogether, first being there was mice in my apartment and cockroaches. Second being was a new neighbor was harassing my girlfriend. Be aware this management company, they will scalp and gouge you for ALL of your deposit money for normal wear and tear. I should have read the comments before I moved in, now I understand why this management company has a 1 star rating. I highly recommend you stay away from this company!!!"
