"The property is not well maintained anymore. Packages pile up in the lobby. The floors in the public spaces are dirty. Trash shoots back up regularly. The garbage can near the elevator in the parking garage is always overflowing with trash. Service requests are often ignored until a physical meeting with the property manager. Lead time on repairs is longer than necessary because there doesn't seem to be an inventory of replacement parts kept on site, always dependent upon an order from HDSupply. The maintenance staff does the best they can with the limitations applied by property management. Seems like additional staffing would be an improvement to the general appearance of the public spaces."
"THESE PEOPLE ARE SHADY! DO NOT GIVE THEM YOUR MONEY! My husband and I viewed an apartment and loved it. We applied, was approved, and was prepared to move in until.... The move-in letter and lease agreement had two different numbers listed as the move-in price. (Move-in letter was substantially more money, lease agreement was less.) Called and questioned this discrepancy and was told to pay the higher number on the move-in letter, but still sign the lease agreement that said we paid less. That was odd to us. The contract is there to protect both parties and also act as a receipt. Why would we sign something that doesn't reflect the actual number we paid? We got a second opinion from a lawyer and not only did he confirm our suspicions of that being wrong, but also informed us we were being overcharged illegally for the security deposit, according to California security deposit state law. We emailed and questioned these things further, in attempts to create a paper trail and the manager, Donna called us instead of replying via email. On the call she explained that their computer system doesn't allow them to input the appropriate number on the lease and just to trust that we'll get everything we paid returned to us at the end of our lease agreement. When asked if she could send everything she said over the phone, via email so we can have it all in writing, she stated and I quote, "I don't feel comfortable doing that because I don't want to incriminate myself." Yeahhhh on that note we pulled out. If everything you're doing is legal and honest, you should have no problem putting it ALL in writing."
"This place is the best place to live in the area for the price in San Jose. I've been here about 2 years and I don't have any real complaints. The manager Josh is really accommodating and if I ever have any issues with the apartment they are fixed promptly. Apartments are well kept and in great shape and the outdoor area is great during the summers. The always on hot tub is just the best. We are walking distance to Santana row and very close to Campbell which is great. And having an covered gated garage makes me feel safe leaving my car unattended for days at a time."
"I love Livorno Square. We are going on our 2nd year. It's like living at a resort--the pool is kept so nice and warm year around, it has a great BBQ area, and several nice seating areas, thick resort-style padded lounge chairs. It's never too crowded. It's the perfect size apartment building in my mind--not too big to get lost and not too small that you have no amenities. The apartments are really a nice size and I love the upscale touches. We enjoy the tenant get-togethers put together by the property manager, Joshua--what a great catered BBQ last night! He is great at follow-up on any problem and is just a genuinely nice person. We are in a great location near Santana Row and walk across the street for a Starbucks or dry cleaning. Even getting to Mountain View is reasonable. I like having an indoor underground parking. It would be nice to have more guest parking, but then I think we would have to add a parking garage to the roof! I've never had any issues with other tenants. Family and pet friendly."
"This is a long overdue review on this amazing apartment block we had called home for the past two years. The apartment homes are new, modern and well equipped, and mostly the rents we have been paying are below the market price, given its perfect location (right around the corner to Santana Row and Valley Fair), all our friends who had visited our home in the past were amazed at how reasonable the rents are, especially in this area. We have enjoyed everyday living in this apartment block. Pet friendly, very friendly neighbors, and great helpful staff. Sherry and Mason, thank you both so much for all the great work you have been doing for us, with fixing small things at a moments short notice. I am still amazed at how much this place had been so underrated for so long, and I had been looking at a lot of other apartments when I first moved here and a lot of these apartments with good reviews and none of these places had made an impression on us as Livorno Square! This is truly a great place to live and we feel lucky to have found it."
