"I have so much gratitude for our beautiful home here, at Sunset Valley Duplexes! I prayed so hard for a beautiful unit at such an affordable price.. God finally rewarded my hard work. Our neighbors are quiet, keep to themselves mostly. There are lots of children, my daughter loves going outside to play with them all. The schools are down the street along with stores and restaurants. It’s a great location, and the pumpkin patch is a couple blocks away! We can even have a doggie here!! It’s just like a house!! Thanks to Mercy Housing, I am living an independent, and safe life with my young daughter. I am a single mother who works Fulltime. It’s a blessing to be able to live here at an affordable price. Having this opportunity for housing here has changed my life and I hope one day every other woman/man in my position will be able to have this same opportunity for housing in California.. The property manager is nice and makes sure to take care of any problems that may occur. We love our home at Sunset Valley Duplexes! A big, HUGE Thank You to Mercy Housing!! -Lots of Love ❤️"
"My family lived here for a year and 5 months. We moved out because we were all incredibly sick from the pesticides that get sprayed by the Crop dusting plane in the backyard of this complex!!! It was a very nice place, no storage and the place was built cheaply and too fast causing many problems with pipes and foundation. We made sure that the carpets were cleaned and the place looked better then when we moved in and we were still charged $400 for a cleaning deposit! The manager here is very unprofessional and her maintenance guy is just as bad. I surely missed Jessie when he left, but I'm sure he moved on to something better! Save yourself and dont move in here!!!"
"I have lived at Sunset Valley duplexes for 5 years. I am pleased with having a dishwasher in the new units. Anyway, here are the pros: onsite laundry facility cons: machines are broken on the regular and sometimes takes weeks to get fixed. Machines are low water usage which doesn't always clean your clothes, don't overload which means paying for a 2nd washer to do equivalent to 1 regular load Pro: New construction = no grime left by previous tenant Con: construction mistakes were many, I had water leak from pipes in wall not being attached, flooring laid over gravel and debris which caused thin vinyl flooring to rip. Floor installers added extra glue instead of sweeping the debris, which made every piece of furniture sink into and rip the flooring. The fix was to cut out the rip and apply a patch, but it still has the problem and I can only hope it doesn't come up when I eventually move. Pro: Wheatland is a lovely community. We have 2 gas stations, a Dollar General, a Grocery store, several restaurants, Taco Bell, Subway, a gym, a pharmacy, Auto repair, Tire store, drive thru coffee kiosk, elementary, jr. High and High school plus the Virginia school for special needs. We also have a police department, fire station, 2 churches, laundrymat, post office, one bank plus other small businesses, several parks, and there is the Pumpkin Farmthere Toyota amphitheater, both popular venues. We are also close to Thunder Valley Casino and Camp Far West lake. Olivehurst, Marysville and Yuba.city are under 15 miles away, and about the same distance in the opposite direction to Lincoln, Rocklin and about 30 to 40 min to Roseville. Another Wheatland bonus, 34 miles to Sac airport when you take the back roads to get to 99 fwy. Wal-Mart in Linda/Olivehurst is just 10 minutes away. Closest In and Out is in Lincoln, which opened in 2017. Wheatland is a quiet town, good for families, no real night life here, but I think there are several bars, if you are into that scene. As for the manager, she started here the same month I moved in, so after 5 years, I will say she has improved as she has gained more experience. Our property is owned by Mercy housing and thus we are subject to all their rules and HUD housing rules. Sunset Valley duplexes are income restricted and offer great rental rates for low income tenents. The duplexes have 1, 2, 3, 4 and 5 bedroom units. I think only the 5 bedroom and the.managers unit have their own laundry hookups."
"Sunset Valley Duplexes are nice, clean and small. I moved in about a year ago after they were remodeled, everything was fine until a few moths in I found out that the maintenance man was let go who was great by the way, then about four residence moved out back to back, I wounder why? The manager is uneducated, disrespectful and rude. She has no respect for no one, she came in to my unit calling herself doing an inspection and pointing things out that has nothing to do with what she said she is told to do telling me what I need to do and how it needs to be done. Yes it's housing but we still pay rent and we don't deserve to be treated like we are living in someone else's home."
"Pro’s The community is very quiet and so far crime free. The units are small but clean, new and very affordable; in fact that is the best feature. | The community is diverse, but coming from east DC, very friendly. Con’s No yard or garage is hard to do without. No storage, property manager will not allow any type of outside storage to be built. Maintenance problems are very slow to be resolved, if you need something your on your own. When we moved in, in December, we were promised free Wi-Fi, never happened. No inside unit clothes washer, make sure you save your quarters. Never ending door notices, saying do this or do that, or you can be evicted. Wheatland has very little shopping or restaurants, one bank and one ATM."
