"I have lived at Rosewood Commons for almost 3 years and I have had such a positive experience. The maintenance people are so kind and quick to fix anything I need. Any interaction with PM has been quick and efficient! Such a great and safe place for college students! 10/10 recommend!"
"We rented apartment 9C for two years. My son moved out Dec 15th and we haven’t received a response on any return of security deposit, or confirmation of an inspection verifying the apartment was left in broom clean condition. Working as a real estate professional this is ridiculous and shocking!"
"You get what you pay for. Has gone downhill since moving in. The good: Inexpensive for the area, you really can’t beat this location at the price we were paying. It’s super safe and within walking distance to 12 South. It was also remodeled recently so the kitchen is nice and has updated appliances. The people living here are all super friendly. Doors also have key pads which makes it convenient not to have to carry a key around. Parking is great and most of the time you’ll be able to park right in front of your apartment. Even though the place is small, there is a good amount of closet space and storage. The bad: There are no washer/dryer units in the place, because the apartments are too small to hold them. It wouldn’t be a huge issue, except that it costs $5.50 per load of laundry, with dryers that only work half the time. If you live in the far units, you’ll have to drive your laundry and trash since the dumpsters and laundry are only on one side. Expect to wait to do laundry since the machines are filled a lot of the time. (There are 8 total washer and dryers in the whole complex) There is also a $30 fee at the time of this review to pay rent online, so make sure to bring your checkbook unless you want to pay $30 extra each month for rent. The units are also not very insulated, so if you're on the bottom floor, you can definitely expect to hear the upstairs neighbors walking around. The ugly: Currently, there is only one property manager who I’m told only works part time. It’s really hard to get anything done, as they won’t answer the phone 80% the time. We had a huge ant problem in the summer and it took two weeks for PM to do anything. If you want anything done, you’ll have to follow up multiple times. Also the “emergency line” on the site is the same as the normal phone line, so if you get locked out be prepared to wait hours or the next day. The apartment was remodeled, but is still very old and isn't sealed very well, so expect to see a lot of ants and bugs in the place during the summer. Also expect classic landlord band-aid fixes for issues. We had a wasp nest above the walkway and pretty sure PM just took a broom handle to it. Overall, it’s a fine place for students and those on a tight budget wanting to be close to the city. But for those looking for nicer amenities or a place to stay long term I would search elsewhere."
"I initially left a very positive review, as Rosewood Commons was available quickly and at a reasonable price for the area. As we are coming to the end of our lease, there are glaring issues that we’ve had to deal with in our year of living here which are making me change my review. Much like other reviewers, we have had a very poor experience with “management”. Elizabeth (and whoever else is in the office) are unresponsive and clearly don’t care about their renters. We have two great maintenance men (shout out to Howard and Isaac), but aside from that this place is pretty much abandoned. It takes forever for issues to get addressed, the laundromat is disgusting and overpriced, and the apartment grounds are often overgrown with trash littered everywhere (the dumpster situation is horrific). The apartments themselves are half renovated (and yes, unsealed so expect insects and rodents) and poorly temperature controlled. We had our AC go out three times for different reasons over the summer and it took forever each time to get it working again (with us just having brought home a newborn, too). Noise insulation is also nonexistent - you will hear upstairs constantly. GREAT location, and that is the literal only reason you would rent here, honestly - it’s doable for students or a temporary home, but isn’t great long term. *also yes, there is a ridiculous fee for online payments - checks are necessary unless you want to up your already pricey rent."
"Initially applied for an apartment because of the excellent location and reasonable price. A few days after my application was submitted, I received an email stating the price had increased and if I changed my mind I would need to request a refund of my application. The new price was out of my budget and I requested my money back. It has been over 50 days and I have not received my refund. I have contacted Elizabeth Mazariegos via email and only get blanket apologies about delays with no action. They do not answer phone calls at this apartment complex and do not have a physical lease office. I would be wary of applying to this complex because they do not have adequate staff to address needs."
