"My first few months has been very pleasant. The management team is always friendly and willing to help. There is always community activities going on and the amenities are top notch. I would recommend Peyton Stakes to my friends."
"My friend is being relocated to Nashville for work and I had recommended the Germantown area to her as I had previously lived in Nashville and always loved the area. She toured Peyton Stakes and was told that if she put in an application within 24 hours of touring, the application fees would be waived. She applied with them on a Friday and did not hear back from them until she reached out to them the following Tuesday to notify them she had found a home that better suited her wants and needs. She was told then that the fees are only waived if she had signed a lease which was not disclosed previously. She then noticed another charge to her credit card and after speaking with the assistant manager was told there was a holding fee to take the apartment off the market while they wait on the approval of her application. The fees totaled $500 that would not be refunded. This is predatory and as much as I love Nashville and the Germantown, I will be warning others to steer clear from Peyton Stakes. Moving is stressful and expensive as it is. It is disappointing that a complex would take advantage in this way to make some quick money when rent in Nashville is already absurd. After reading other reviews, it seems like she truly dodged a bullet as there seems to be a lack of transparency and communication."
"I toured Peyton Stakes apartment in Germantown. I toured the facility on a Thursday, was told if I wanted to apply, to apply within 24 hrs and they would waive the $200 admin fee. I submitted the application on Friday morning, did not hear anything back until I gave them a call the following Tuesday afternoon. At that point, I found an different home that fit my needs a bit better. When I called them on Tuesday to let them know, they told me the $200 fee was only refundable if I moved in. This was not communicated during the tour at all. I then saw the following Wednesday morning an additional charge on my credit card of $250. I called them to understand this charge and apparently that is the holding fee to take the apartment off the market and is also non-refundable. So to be clear, to simply apply to Peyton Stakes, not even sign a lease, it will cost you $50 to apply, $200 for an administration fee, and $250 for a holding fee. None of which will be refundable if you do not sign a lease. So I essentially paid $500 to take a tour of Peyton Stakes. Maybe this is a common practice, but it still feels very excessive, fraudulent, and unethical. Please be aware and do not let them pressure you into applying within 24 hours, as it is basically a scam. One additional note: When I called and spoke to the assistant manager to ask for a refund, she refused and said she has to treat all applicants the same. So to be very clear, these outrageous application fees apply to EVERYONE. Do NOT apply unless you are absolutely set on this apartment. If you are still looking at other homes/apartments, keep looking and wait to apply unless you are dead set on this apartment. However, be advised, if this is how they treat potential tenants, I can only imagine how they must treat tenants locked into a lease with them."
"I lived here for over 5 years. It used to be great. Ever since new management took over, it's been downhill. I just moved out and they had no record of my deposit. They tried to charge me $350 for paint and primer, claiming it was candled that caused some black marks. Nope, that black residue on the walls was caused by the ongoing 2 year construction in the building. There are many other apartments in Germantown that are better than Peyton Stakes. If you move in, make sure you take photos of your space before and after and I guess don't leave your door/window open, as dust can cause you to pay money when you move out."
"Lived at Peyton Stakes for 2 years and was sorry to leave (company transfer). 5 min from Broadway, 20 min from the airport and lots of great local eateries just steps away. Very safe place to live, tenants are mostly young professionals and those in the music business. Some AirBnB rentals in the complex means that there are always new people to meet. Pool is a party on the weekends and lots of other amenities including a gym, yoga space, art room and 5th floor patio to name a few. Usually (pre COVID) there are weekly activities to join. Also a nice recreation space in the 1st floor parking area where live local music is played the last Thursday of the month. Package delivery lockers (nothing ever went missing) are handy. Parking on every floor. Well maintained although hallways can get a bit messy. Best part of Peyton is the staff. Staff is excellent and caring, very attentive and responsive. Highly recommend living here."
