"Lived at a Fogelman property in Florida called The livano. Could literally hear what my neighbor was watching on tv while trying to go to bed as Fogelman flips cheap construction multi family apartments. Moved out early because as a single dad my sleep is crucial and I couldn’t justify $3,000 a month for 1,100 square feet where I couldn’t sleep. The property group sent me to collection for over $6,000 adding bogus charges. I challenged the charges and they proceeded to reverse them and then added an additional $2,000 for a returned promo they gave me upon move in. Then they refuse to settle even though my unit was only vacant for less than 30 days. These guys are straight PREDATORS AND ARE DESTROYING PEOPLES LIVES. They then flip the property and send everyone to collection and refuse any reasonable settlement. This company and all of its employees who refuse to communicate with prior residents are CRIMINALS…"
"Marie was great but her property in Summerville leaves much Tobe desired. Lived there 3 years. Management has no say so over business Waited 5 weeks for security deposit. Finally called Marie at fogelman main office and got it overnight fed ex. Westbury said it wouldn't do any good To call. Not very knowledgeable of their main office. Lots if drugs there too and roaches. Lexi tries but no use. They raised rent for just a paint job. Not recommended."
"Never called me back after having a horrible experience at their property The Summit where I also left a review. (see below) Very disappointed and upset. My time was completely wasted as well as my money. Went here over a month ago and applied for a 2 bed apt. Move in date was this past Friday Nov. 18. Get there to walk my apt. and it is completely unprepared. Ceiling fan falling, counters cracking, windows glass cracked, windows wont open, screen door just sitting on the porch, shower wall caving in just to start. Honestly would any of them want to sign this lease after this. And when I called to cancel move in because of this there was no apology at all for wasting my time not even an attempt to correct the frustration added to my plate. Photos will be posted below. Move date was changed to Nov. 22nd pending all the repairs were completed. For obvious reasons I am not wanting to move in with it in that condition and with this lack of concern and respect for a future tenant so I found a backup option because I have no trust in them at this point and was able to find a place I loved. Unfortunately my holiday is now canceled because my apt is packed ready to move, I can't move into the new place until after the holidays. I had to go back to work this week and now will have to take off additional time to move next week. I called them to ask for the administrative fee back since obviously this was not due to anything I did. Instead of doing the right thing they recite the policy that the refund is only offered within 3 days of applying. Well I applied a month ago and you guys are just now showing me the apt. that was not ready on time. Now how is it right that I do everything I am supposed to do, they drop the ball but I pay the penalty on top of all the other costs I now have because of their screw-up. I urge you guys to see your apt. before signing anything. If it was like this on move in imagine the headache being in a lease. I also called corporate who have yet to return my call after after three days."
"I currently live at The Retreat at Steeplechase. Houston, TX. I have been in this complex for 5 consecutive leases. Mind you I started off with an entirely different management company. The last company was very professional and I enjoyed everything about them. 2 years ago Fogelman Properties took over. I can’t express enough how disappointing and unprofessional this company is. The Manager Stacy puts the white tenants first no matter the complaint. I am black and if I complain it’s 50 million questions behind my complaints and nothing is ever done. Maintenance used to be on point with taking car of issues. Now, they take their time. Stacy sits in that office and everyone else working there are doing her job. Stacy doesn’t even know various codes to change information on your file. But she’s the manager???? DO NOT deal with this company unless you absolutely have to….."
"Lincoln at Wolfchase Memphis/Cordova, TN…. Break ins and burglary left and right since the day I moved in. Literally. I have seen multiple vehicles sitting on bricks with all 4 wheels being taken. They attempted to cut off my catalytic converter in the middle of the night, but my neighbor caught them. The front gate is never fixed and always wide open, though they advertise a gated access community. Their excuse is always “we have someone coming to fix it.” My neighbor was carjacked in front of our unit. I’m not exaggerating. Do not take a rear unit. You will hear the interstate traffic all day and night because the windows are so thin. That’s no fault of the management though, just a heads up. Maintenance takes forever to fix anything. Anything! Appliances have been out going on 4 months, but they don’t hesitate to charge the fees for them. When you call about issues their only response is “I’ll check on it,” and that’s IF you can even get into contact with them via any other means besides walking in. The new hours are most people’s work hours, so good luck with that. I couldn’t use my bathroom for a month because it leaked into the unit below me almost caving their ceiling. (How? The tile in my shower was falling apart. I told them about this before I moved in!! They said that the building is old and that it would be fine.) Luckily I had two bathrooms. Took them a month to fix these people’s CAVING ceiling. Lol Trash valet is hit or miss even though they have a set schedule. You have to hope they’ll pick up your trash on the scheduled days. Tenants are poorly screened. There are 2 bedroom units with 5 or 6 people living in them like a rooming house. Trash galore left by tenants on the steps, in the breezeways, and on the sidewalks which is flat out embarrassing when having company. Damaged cars that NEVER move. (Don’t believe me? See photos! That’s not even the half!) They’re charging an $11 coverage fee for insurance because they changed management companies, even though you have to have your own insurance. They don’t tell you this unless you ask. No notice went around or anything. What sense does that make? They do keep the grass cut to entice you to move in though. So there’s that. Lol take heed to the negative reviews here…keep looking. Don’t let the Bartlett/Cordova location fool you…you may as well save money and move to north memphis for the conditions and service that they are providing. They are slow to help and quick to charge. I’m sure they’ll respond to say, “we’d like to discuss your issues.” We’ve been “discussing” issues since forever. They don’t care. They reply to these reviews for the optics. They want you to think that they are quick to respond and service you. Again, don’t be fooled. You think if they were helping and responding to our complaints that we would be here taking precious time to write reviews about our complaints? No one has that kind of time."
