"Recently gentrified yet still crime infested area of town. If the street is named after a State or anyone famous, you are in a bad part of Memphis. What was once affordable housing for the poor is now an overpriced gated community in the hood."

"I can’t say enough good things about this group and the people that work to support it. I lived there twice (moved away and then came back bc of how awesome it was compared to where I moved to) and both times it was just the best community. The staff is attentive, kind and prompt whenever you need things. The community always felt safe and clean and pleasant. I just can’t say enough good things about this community and will miss living there."

"I loved living here for the most part, other than my upstairs neighbors sounding like they had pet Clydesdales or were holding a gymnastics competition all hours of the night. Requested to move units and they weren’t at all accommodating and wanted to up my rent significantly to move to the same type of unit when I was barely into my renewed lease because the market rate was higher. Ended up breaking the lease and moving out because I couldn’t stand it anymore (it was that bad - and I’ve lived in a lot of apartments) and couldn’t get behind using the inconvenience for profit. I do believe this was above the staff at this particular location and not their call, as they were great otherwise. Seemed more of a corporate thing. Rita and Shawn were always very responsive, helpful, and pleasant. Maintenance was quick. Neighborhood was very nice, but there were a lot of car break ins in my less than 2 years there. Thankful they never got mine, but security patrol is useless and they’re are no security cameras. I never felt unsafe otherwise. Great place to live if you can get an upstairs unit. Partially inconsiderate neighbor and partially structural I’d imagine."

"I lived at South bluffs for two years and absolutely loved my time here. The neighborhood is stunning!!! If you have a dog or love to walk this is the place for you. The management is very attentive of having events, giveaways, & they really care about security. Maintenance is truly amazing. My water heater broke at 4 on a Friday afternoon and they were there at 5 and stayed until it was fixed. This place is extremely affordable for the location. Cannot recommend enough."

"I am so grateful to have found South Bluffs! This is an incredible location and I feel so safe here. The property is so large - it’s less like a complex and more like a very secure gated community. The gate only lets in one person at a time and the complex has security drive around at night. There are a ton of trees and the landscaping is gorgeous! On the third floor, it feels like I’m living in a treehouse. There is a ton of storage space in my unit - I feel spoiled with two walk-in closets and more storage space on top of that!! On top of that, management is incredible. They always answer phone calls, emails and are very attentive if you have a maintenance request. I never want to leave South Bluffs!"
