"My Peak situation is below, but the cherry on top is still recieveing consistent marketing emails and texts almost a year later. If you're looking for somewhere to rent in Chicago, I've had the best experiences over the last 8 years here renting with Beal Properties, especially for first time renters. They have engineers onsite usually who are informed and attentive. There are always going to be some issues with renting, but how a company handles those situations is representative of how they do business. Last year, I lived in a Peak owned building. In two seperate flood occasions in our unit, our property manager failed to communicate what the issue actually was, potential solutions or a timeline. After the first assurance it was fixed, we resigned our lease (big mistake on my part). It then happened with the same level of communication and no effort was made to assess mold, the picture below shows one reason why we had concerns. Our last straw was a break-in due to a broken window lock and coming to find out break-ins were happening throughout the building. I attempted to get out of the re-signed lease immediately and was informed we would have to buy out of it. In short we had several conversations with the property manager, maintenance on-site, someone from their mediation department and the CEO. Not a single person had all the information they needed to effectively help. After making it abundantly clear that we would not pay about $10K to not live somewhere, they decided to let us out free of charge if we left 2 weeks before our original lease was done. Mediation was the most helpful, but we knew they just wanted it over once it got there."
"I have been living in Peak Property building for a year and a half now (K Square) and I just resigned my lease because of how much I love it! The location, rental price, amenities (rooftop pool, gym, study lounges, etc) are unbeatable for the price. The building itself is very well managed. It's super clean and the staff is extremely friendly. The maintenance team is amazing, whenever I have had an issue they have fixed it within a day. The property manager is also super helpful and responsive. Big shoutout to Teddy Sutker, the broker at Peak Properties who helped me find my home here!"
"I’ve lived in a Peak Property building for two years now, and can honestly say it’s a solid, budget-friendly apartment for the downtown Chicago area. Other apartments in the area I’m in are considered “luxury” for their extra amenities, but if you’re looking for something nice, clean, relatively inexpensive, and with a friendly staff, this is where to be! Maintenance is always super attentive and quick in my building, and our property manager is always very attentive to tenant needs and requests. And the rooftop/balcony views don’t hurt!"

I enjoyed my time as a resident of their building - they were always hosting free resident events, had an amazing maintenance staff that were nice and helpful, and made paying rent/reporting issues super easy as well. Would recommend Peak Properties to anyone looking to rent in Chicago :)"
"Wish I saw all these reviews before I let my college student sign a 1-year lease. Son was sent pictures of an apartment he thought he was getting but instead received one that is dilapidated and filthy with a different studio layout than what he was expecting based on the pictures sent to him and based on the setup of his friend's unit who lives in the same building. His unit doesn't have a separate kitchen area like the other two. I'm going to try to include a few of our pictures, and I'd bet you'll be able to tell clearly which is the dilapidated we got vs. the one he thought he was getting. Contacted the manager and even included the Peak Properties owner in the email thread, but only the manager contacted me. We took an entire weekend to clean the apartment and even then it still looks filthy because of the condition of the floors, the walls, cabinets, bathroom tiles, walls/windowsill around tub, etc. (zoom in on the pictures). There were even black things in the cabinets. The manager had been insistent it was cleaned and painted before we moved in. It seems no one even did a final check that the apartment was move-in ready because the smoke and carbon monoxide detectors were on the radiator without batteries; there was no face plate on the outlet where the refrigerator was plugged in; the only hot water that came out of the shower was seriously just a trickle; and the tub drained slowly. These were the more pressing issues that were dealt with within a few days after move-in but only with me as a parent intervening. There are still so many other issues, including missing door/ drawers in one closet, bathroom door and another closet door not closing. We keep having to sweep the floor daily because the paint chips keep falling from the doors when they're banging into each other. My son will address all the other issues with maintenance, who seemed helpful but has a lot of work orders to deal with, which I understand. But given that we didn't move in until the 8th of the month, it seems like they would have had time to get things ready for us. His friend pays the SAME amount for a much better apartment that wasn't filthy or dilapidated at move in. I asked for a monthly rent discount. After much back and forth, on top of the stresses of moving and purchasing needed items, the manager gave us the choice of breaking our lease or crediting us much below what I was asking for given the layout, condition and filth of the apartment. We took the latter option because school was starting in a week, and we would have lost all the fees we had already paid for to get the apartment and then have to incur more fees to get another apartment as well as paying for moving expenses. Manager claims that son's apartment is only about 20 sf smaller, but clearly the layout makes such a difference. Trying to make the best of the situation, but what a horrible experience thus far for a first time renter."
