"This company is trash. We spent just 3 months in our rental before breaking the lease. Paid tons of fees just to move out early bc of how bad it was. Neighbors were all very loud Upon moving out we did a deep cleaning of the home We then got charged $750 for “damages” that we didn't do. Including a $150 fee to re paint the house. Which is a law that landlords must re paint before every new Tennant. Along with a $350 deep cleaning fee for a house that wasn’t dirty at all. & obviously requires a deep cleaning before next tenant. Feel like it’s very bad business for them to charge these fees to the previous renter I don’t EVER leave reviews btw. But this terrible company deserved a 1 star AVOID at all cost"

"Terrible place to rent from. Will never answer. Constant change in managers. Move you in stating they would take care of the paint, yard trash and damages. Never did. Then they charged me for the damages I moved into."

"If I could give ZERO STARS I WOULD. Rented with them for 2 years and you’d be lucky to get an email answered by your property manager. I’m so annoyed at how terribly they treat people. They are unresponsive and avoidant. We moved into a TERMITE INFESTED home and didn’t even get a discount or anything. Their homes are horribly maintained. Even the HVAC unit died in the middle of winter yay. Those property managers manage nothing. We went through 2-3 property managers in that time. They were all unresponsive. Move out was a nightmare. We were sent a checklist with actions to complete before move out i.e., get the carpets professionally cleaned. We spent $200 getting the carpet cleaned only for them to charge us to rip the carpet up. Mind you, we’re very clean people and that carpet had ZERO damages. Why tell us to get it cleaned in the first place? We also got charged for damages that were present PRIOR to us moving in!! We even sent video and photo proof of the damages that were present before we moved in. They didn’t respond to us and completely stonewalled us after move out. We called corporate with NO rectification. They steal your deposit money to help maintain the home and fix damages from previous tenants. I wouldn’t want a DOG to live in one of these homes. Horrendous company with horrendous practices. Reporting to the BBB immediately. The only good thing to come out of this situation was that it pushed us to buy a home quicker. Thank god."

"I wanted to start off by saying that I have never rented from AMH before and glad I didn’t. I emailed and called AMH customer service multiple times regarding a application error I received while applying for one of there property’s. I was able to get a hold of gaby who was extremely unhelpful. When I called and emailed they told me that they would have there IT team take a look at my issue and resolved it. 2 days later still no response or update, so I decided to start checking in once a day to see if they were able to resolve my issue to no luck. A few days go by and I get a email notification making me aware that the property has been leased out. Worst company ever never end emailed or called me back with a resolution for my issue."
