"I moved here because it's close to my job. I love how many restaurants, parks and activity's are around. I had put in a work order for an issue I had and wow were they super fast!!! Mr. Jose was nice and quick. And I can not forget the sweet lady Seleni, she made my move in process super easy and quick. I've read previous reviews but I think there's a whole new staff they have been amazing for the past month or so. I see this property being super successful. Def recommend"

"Y’all, when I say I’ve never loved a place more than I do here, I do! I absolutely love it here and the price is absolutely amazing not to mention everything is close by ! Hurry up before the offer ends you can’t beat this deal for an apartment this nice in this area within walking distance to so many restaurants, parks, museums, taco trucks, shopping!! "If you’re looking to live in the Montrose area, find somewhere else. My partner and I moved out 3 months early and opted to pay double rent in two places rather than continue living at this residence. First, the on-site manager William you see mentioned in other reviews is a great guy and did his best with what he was given. But he is no longer there and there is now on-site management only 3 days per week. Our unit (419, #4) was SURROUNDED by Airbnbs. Of 11 or 12 units on our side, I think only 4 of us were actual residents. On any given night we had drunk and noisy strangers living next door or below us. Our neighbors had an Airbnber drunkenly slamming on their door trying to enter one night. Loud music through thin walls, domestic arguments, suitcases being lugged up and downstairs at 1am, bachelorette parties hanging out on our balcony while I am working from home….. The Dawson at Stratford is a motel, not an apartment. The fact that Airbnb tenants are given the key code to the whole building was one thing, but I guess it didn’t really matter since the main gate was broken the whole time we lived there and hung wide open 99% of the time. Management’s own lawn furniture was stolen and you never knew who was walking in and out. In a neighborhood with many homeless people and an active, noisy nightlife… you can find something better. (Side note… this apartment is between two Montrose nightclubs on a street people regularly park and hang out on on weekends. We had many extremely noisy and sleepless nights). Then we have the roaches, which I know are typical for Houston but we apparently paid money each month for pest control and even after we reported the roaches numerous times, nothing was done. Then we have the quality of the apartments. For $1450/month, paint was chipped/peeling all over the place, the air conditioner in the closet leaked constantly onto rotting wood (I emptied and replaced a bin of water every few days all summer). Plus, when we toured we were told a washer and dryer was included, and it was shown on the website and listed as an amenity, but when we moved in we were told that was “old information” and we would have to pay extra for this (which we did, and it took over a month to be installed). I think there are other places in Montrose that are similar or even better price wise and undoubtedly have better building management and are safer overall. I don’t relish being a complainer but this is the review I would have liked to see to make a more informed decision before we moved in. You might get lucky and have a quiet unit and a rotation of decent Airbnbers coming through during your lease. But given the fact that William is now gone and the building’s corporate management only deems it worthy of on-site management 3 days a week and thinks that a broken gate is fine…. I think you should keep looking."

"I wish negative stars were possible. Management and staff are AWFUL and extremely incompetent typically taking over a week to respond to any communication. Awful living situation my apartment was infested with roaches and when I brought it up to management they claimed they did pest control monthly (in 1 year of living there I didn't see that once), more than 50% of the property is airbnb with extremely noisy and dirty guests. The entire time I lived there the gate was broken and hung wide open making me feel extremely unsafe due to the amount of homeless that wander the area. If you're thinking about getting an apartment here, DON'T. Much nicer options for the same price"

"From the first day I saw this place looking for a new home, everything was nice. the office has treated us well from the first moment and William is so patient and kind. He showed us several options and he was very patient with our process. The apartments look clean and renovated, and William is very attentive to the residents. We are happy to live here, we hope it keeps being a good experience as it has been from the beginning! An important fact is how friendly they are with animals. They have received us very well with our cat and they have a place in his office for the dogs to drink water ❤️"
