Le Palais Apartments

"No apartment has ever been perfect, but this is the closest to perfect it's been for me. It's been over a month since I moved in. Here is my experience so far: Pros: - I received the apartment spotless. - The area the complex is located in is the most walkable or at least the most convenient I've ever seen. Grocery stores, retail, coffee shops, restaurants, car washes, banks, postal services, parks, and more are all located walking distance or a few minutes away on car. 15 minutes is the max I usually drive to anything. - Common areas are maintained clean and smell well. - Admin and maintenance personnel are courteous and address issues to the best of their ability in a reasonable timeframe. - Smaller, peaceful community. A good percentage of people I have come across so far are actually very friendly. No resident I have come across has been disrespectful in any form. - There's always enough convenient, common parking spots, but there's also reserved spots in case you want to get one. - Rent is very competitive for what you get (coming from someone that has thoroughly reviewed over 50 apartments and toured over 20 apartments in Houston). - The deposit is way higher than anywhere else I've lived or toured (could be a con). As a consequence, I believe this is part of why residents take better care of the facilities and community. - Just enough security features to be safe and secure, but not feel surveilled. - Very functional apartment with lots of storage. Cons: - Not a full concrete structure, so you can hear your neighbors from time to time. The ceilings/floors and walls are not great at noise cancellation/reduction. Neutral: - Cargo elevators are not reserved for move-in, so it is possible you may have to share it. Admin tries to be good at not moving in multiple people at the same time (contract date). If you actually go into your apartment after the contract date, communicate with the office. - The apartments and common areas have a European design and feel, but still incorporate some modern features."

"I’ve lived here almost 3 years now. I rarely hear anything around me, it is very well insulated from sound. When I need maintenance they are on top of things very quickly, at least 24 hours. The most convenient location,I can walk for anything I need. Most importantly, I feel safe. I’ve never had my car broken into as it’s not easy for outsiders to enter. It’s been a great place to live, I hesitate moving because you never know what you’re going to get somewhere else."

"DO NOT RENT HERE!!! If I could give it zero stars I would. The property management group is a joke. Courtney, the community manager, is rude to residents and unhelpful. They are constantly going through new staff. When calling the corporate office, Bree from resident relations avoids your calls and never returns voicemails and Moshay who is the manager of the resident relations department stated "Well it's the resident's fault and they have to deal with it and figure it out". These apartments are not cheap. You would think the owners would appreciate a management group that would actually care about their residents in order to have them renew their leases. Yes, the property itself is nice and pretty, BUT IT IS NOT WORTH THE HEADACHE OF THE STAFF THAT RUN IT!!!"

"Recently moved out after living here for 2 years, really excellent apartments. Very high quality build, the maintenance guys are fantastic, and a really good location in Houston. Would highly recommend."

"Le Palais is a little gem with a prime location. This well kept property offers peaceful, beautiful living in the heart of the River Oaks area. We have resided at the palace for a year now and couldn’t be happier. We moved here from a fairly big house and the transitioning from house to apartment has been easier than expected because our apartment at Le Palais is spacious and delightfully light with nice and clean interior details, easy to decorate and to feel at home in. The manager Ana and her team are very service minded and make you feel cared for and valued. If you need maintenance or repairs it is efficiently dealt with. In many ways it feels like staying at a luxurious resort. The gym is well equipped and never crowded , the pool area is lovely and the common areas are bright and stylish with a French classy touch which we find very charming being Europeans ourselves. A huge plus is also the walkability of the area. Shops, restaurants, pharmacies , banks, nail and beauty salons , postal services and more are only steps away. And so is scenic Buffalo Bayou Park with a great selection of trails for walking, jogging and bicycling. For all the reasons mentioned above it is easy to give Le Palais five sparkling stars."
