"I regret to say that my experience living in this apartment complex has been extremely disappointing, warranting a mere 1 out of 5 rating. Several significant issues persist, making it difficult to recommend this place to anyone. First and foremost, the gates of the complex never seem to work properly. This poses a serious security concern as it fails to fulfill its primary purpose of restricting access to residents and authorized personnel only. The inconsistency in gate functionality raises questions about the management's commitment to residents' safety. Additionally, the floors within the apartments are excessively squeaky and loud. Every step echoes throughout the unit, causing disturbances to both residents and neighbors alike. This not only affects the comfort of living but also raises concerns about the overall structural integrity and maintenance of the building. Furthermore, the lack of adequate parking spaces coupled with lax enforcement of parking rules exacerbates the already frustrating living conditions. Residents are often left scrambling to find parking spots, leading to congestion and inconvenience. The apparent disregard for enforcing parking regulations reflects poorly on the management's ability to address residents' needs and maintain order within the complex. In conclusion, the combination of malfunctioning gates, noisy floors, and parking issues significantly detracts from the overall quality of life in this apartment complex. It is my sincere hope that these concerns are addressed promptly to improve the living experience for current and future residents."
"We moved in August 2023 and we have loved our experience here! Whenever we put in a maintenance request, they come that day to fix it and they are so well prepared with what they may need for the fix and they always know what the problem is right away. We have been so impressed with them and all the maintenance staff are just lovely people so we always have a good chat! The office is very responsive and excellent at communicating and throwing fun events for the residents. The rental prices is great for how much you get. The pool in the warmer months is amazing and with the layout of the pool, you can be out there in a part of the pool and not feel like you are bumping into other residents so it feels nice to have your own space in the pool. The gym is great and we love using the hot tub and basketball court."
"MOVE OUT CHARGES; I was there for a year with my husband, dog and a cat. They charged us for replacement of the ENTIRE CARPET due to “excessive damage and heavy discoloration.” They were able to provide two photos from the living room with actual pet stains that we would have paid for with no question. However, the pictures they provided to show “heavy discoloration” of the bedroom carpets were clearly vacuum cleaner lines from me cleaning when we moved out. We were told the carpet was brand new when we moved in and we barely spent time in either of the bedrooms to warrant heavy discoloration or the need to replace the carpets. It was tough to get ahold of the account resolution specialists to fight the charges and in the end they only knocked off about $100 for some painting/curtain rod hole repair fees. In addition to them KEEPING OUR FULL DEPOSIT, we were responsible for paying $895! in carpet replacement that, in my opinion, was not justified by the photos provided at all. They also immediately revoke you resident portal access upon move out so make sure you have a copy of your lease agreement saved. SECURITY; The gates did not work most of the time. The front gate by the mail boxes was almost always stuck open. My husbands gate opener battery died and we didn’t have to get it changed out for months because he was still able to get in. All the weights were stolen from the gym too. That’s soooo many trips of people just in and out… AMENITIES; they have been advertising a dog park since around the time we arrived in sept 2022. The park was built sometime in the spring of 2023 I believe, but was immediately locked. We were told it would be done by June 2023 and when we left September 2023, it was still locked. As mentioned before, all the weights were stolen so the gym was not usable for a few months. We didn’t use the hot tub much but we spoke to other residents who complained that it would stop working often. There’s also very few parking spots through the whole complex that aren’t reserved, so it’s inconvenient to have guests. AC didn’t seem to work the best either. I’m not one to leave reviews, good or bad, but just based off the pattern in reviews of people saying they were charged so much upon moving out, I wanted to share my experience."
"Thai place tries take as much money from you as possible yet the apartments are trash. I’m sure the community was nice back in it’s day but now it’s just not worth the price or headache. The gate is always broken and since the access is easy they will break into cars every 2/3 weeks. Parking is a mess they literally only have a handful of parking spots where you will not get towed the bathtubs are peeling due to them painting over them the pool areas is nice but since the gate is always open you get people from other areas that leave their trash and leave sand all over the place. The maintenance men are cool but the make ready of an apartment is no good I would honestly say just to skip this place if you have a couple extra bucks. Not worth the headache Update. These apartment have gotten worse lol. The water is constantly being shut off from 1-4hrs and the gate rarely closed. Today they gave me a 10minute notice that the este would be shut off for 1+hrs. I understand emergency’s but this is literally gotten o the point where it’s 2x a week and the repairs are bogus. Seriously pay a little more somewhere else. You’re welcome"
"I lived at the Villas at Oakwell Farms for 16 months, and I would not live there again. Here are the positives and negatives: Positives: -Great maintenance staff! -Good location to Fort Sam Houston. -Amenities are decent for the price point. -The Salado Creek Greenway is close if you want to bike or run it. Negatives: -There were numerous car break-ins, mailboxes were broken into, and the gym door was left unlocked, and some guys stole all of the weights. The whole area felt a little sketchy to live in as a single female. -The gym and clubhouse were not cleaned very often (or at least it did not look like it). There was blood on the basketball court for a month before it was cleaned up. I would've sent an email, but I probably would not have gotten a reply.... -I was told by management that I would get reimbursed for my move-out clean, which I confirmed several times before leaving. When I sent my receipt in, no one replied to my email. I called a few weeks later and was told my reimbursement request was being sent to the headquarters, and it may take a while. I called a few weeks after that and was told that they don't reimburse for move-out cleans and that it becomes a credit toward your security deposit, which did not add up to what I was told from the manager. That added to the other communication issues I had with the leasing office. Hopefully, they've gotten better, but I never received email replies to several of my messages to them. -Don't expect the gates to work."
