"My husband and I lived here for 1 year from 2022-2023. While the apartment was stunning and I felt safe living here, there is 1 compactor for a 14 building location that is $15 a monththat broke down several times we lived here. The office is very disorganized and will send messages about pest companies coming to spray or needing you to set your fire extinguisher out to be checked, and it never happens. They really try to sell that beautiful pool and it wasn’t open the entire year we lived there. We had the wrong mail keys for 6 weeks when we first moved in. I had to message 3 times to get my pet rent removed after my 15 year old cat passed away, and then it still wasn’t done until my husband gave our written notice of vacating to the office. There was minimal response from the office staff regarding any concerns you had: the phones were never answered, at times you’d go into the office and no one would be there, and they never answered messages on the apartment app. We had put in a few requests for maintenance, like one of our toilets would run intermittently constantly, and they marked it was done but no one ever actually came. We eventually just shut the water off to that toilet to save ourselves money on water because we were trying to move out anyway. Also when leaving, they automatically charge you a “housekeeping fee.” We literally left the apartment in the exact condition we moved into it and still had to pay this fee (there were 2 adults only in the apartment and one 15 year old cat for 8 months). The only thing we hung up were 1 set of curtains in the bedroom and we were charged $75 for “fixing” the wall where they were hung. I had a friend that was charged $2000 for “paint” after hanging things on the wall after living there for 3 years, so they tell you you’re allowed to hang things and make the apartment your home, but charge you an asinine amount upon move out (when rent genuinely is astronomical there in the first place). Parking was always frustrating as there were multiple times there were no empty spots in front of your building or even the next building over. Trash cans in front of and around the complex were usually overflowing with bags of dog excrement and on top of that, lots of people didn’t bother picking up after their dogs. Noise is also a problem, especially being a night shift worker. There is no specific play area for kids and people allow their kids to scream and play in the stairwell at all hours, the traffic has picked up with the construction and other buildings being built around the complex, which is loud during the day time. This complex has beautiful homes but for what you pay, it’s frustrating that everything else that comes with apartment living is terrible there."
"I would not lease here again. You will not get your security deposit back no matter what, charged us 750.00 for paint and holes in the wall-like ones to hang pictures (we have a video of the condition we left it on close out). Also it's been over a month now and I still have not received a final close out letter in the mai, which I do not believe is legal. Yet they are so eager to want to charge you. I literally moved to Evansville so mail should have been a few days max.. Tried to call, said I should "have received it" and they would call me back. No call. I do not like dishonesty with people's money. Plus the pool was open 1x this past summer and people do not clean up after their dogs."
"I have lived at Warrick trails for 2 years and I will give you all the Cons about the place and ask yourself if you really want to move in? 1)Very Noisy ----- Noise levels were consistently unbearable, with little to no effort made by management to enforce any sort of noise policy. This made it nearly impossible to enjoy any semblance of peace and quiet within the confines of my own home. The walls are thin and you can hear your neighbors through the bathroom vents. Once you open your outside door you are going to hear construction of the new buildings that are being built. You also will hear the Lloyd Expressway which is extremely loud. 2) The Price --- I had 2 bedrooms and 1 Bath, I paid 1,000 originally (Great Deal), they will add the cost of rent every time you renew your lease, 200 dollars when moved out I was paying over 1500 dollars. Next, when you pay your rent you will have to pay additional hidden charges too, I would pay an extra 20 dollars for *service fee*. They don't give you options where you don't have the pay a service fee. So you're paying an extra 240 dollars a year for a service fee for them to take your money. You also have utilities on top of that and they only let you work with one internet company at that apartment. Lastly, the exorbitant rent prices were in no way reflective of the dismal living conditions. It felt like an insult to be paying such a high premium for an experience that was anything but premium. 3) Parking ----- You are paying 1500 dollars or more a month for an apartment that you can't even park close to it. I would have to walk a block over every night after work because the whole parking lot is full and dodging the sprinkler systems. It's really sad that you can't park in front of your own apartment. There's no reserve parking, and there should be. I lived in Building 4 which was in the middle. Many times I had to park by the main office. There were no efforts made to regulate parking for residents. This led to constant disputes and frustration among tenants. 4) Dog Park , Pool and other Amenities ---- They advertise that they have dog parks but it's a joke. It's a fence in area with mud and grass. So if you bring your dogs in there, they have nothing to do or play on and a lot of times it's too muddy to be in it. The pool is nice to look at but the odds of them having it open is extremely rare. In 2023, it was not open once in the summer. They said that Warrick County Health Department condemn it not useable. If you were a resident from 2021 - 2023, t they always gave reasons of why the pool is closed. 5) Staff ------ You read it from the other reviews, they are one of the worse people to work with. Once they get you to sign that lease, they will ignore all your complaints. From the very beginning, the management's lack of professionalism was evident. They were unresponsive to inquiries and seemed indifferent to the concerns of tenants. Maintenance requests were often ignored or addressed in a haphazard manner, leaving residents to deal with unresolved issues for far too long. --- In summary, my time at Warrick Trails Apartments was a thoroughly disappointing and frustrating experience. I would strongly advise anyone considering this complex to explore other options in the area. There are certainly much better choices available that offer a higher standard of living and a more responsive and professional management team."
"Absolutely stay away from this place! They will charge you with outrageous move-out fees and damages. They will refuse to do a move-out inspection which will leave you with nothing to dispute those damage charges. Then they will send over the amount to debt collection without even discussing it with you. They also increased our month to month rent by 40% for the few months before we moved out. Dawn and Michelle were absolutely useless when it came to getting any sort of response from corporate. Not to mention it's impossible to get a hold of anyone in the office via phone so you physically have to go into the office. Half the time they are not even there. Save yourself money and stress by not living here. The "good looking" apartments are not worth the $$$ you will pay."
