"SLUM lords. The worst property owners you could ever imagine. It’s like pulling teeth to get them to even answer the phone let alone do their job! DO NOT rent from them unless you like to be irritated constantly. And if your property ends up getting bought out by them MOVE."

"If I could rate zero Stars, I would. My friend is a renter in one of their houses, has been for 10 years now. The AC unit broke 3 weeks ago. We've been calling and calling and calling. When it's finally 90° outside they finally call back and say their tech will be out between this time and this time. Then I sit at her house all day waiting for this tech to get here. 4 hours later the tech is still not here....her dogs are dying in this heat, she was forced to buy fans to keep air circulating, and they are refusing to pay her the money back because, "she didn't call right away". They bully their renters into thinking you HAVE to give them a key to your home, you don't. They prey on people who don't know their renters rights in this state. Don't fall for it. They don't keep up with maintinence either. That's on you, and they won't pay you back even if you bring in receipts to prove it."

"Do not rent through this rental company!!! They do not respond to maintenance requests and they just do not communicate at all. I waited for 6 months for them to fix a leak in the ceiling and even had to call code on them. They still didn’t want to fix it. This was my second house I rented from them and they have switched property managers 3x that I know in 2 years. I had problems with communication from them in the first house too."

"If I could give them a zero I would give them a -100! We had the displeasure of having them as our property manager for five years. Every month there was a repair. Why does a new water heater need a repair? I would ask for documentation of the repairs and never received them. I asked for pictures after spending $1300 with them to fix the house after tenant damage. It took a separate realtor coming in to the house for me to get pictures! Our statements for October-December showed lawn maintenance. They never did any lawn maintenance or snow removal according to our neighbors. I rarely received a full rent check because they always had a "maintenance order" or "repair"....yeah right! Thank God we finally sold the house.... at a loss because of damage from tenants. We had to tell them a tenant moved because our neighbors told us! They didn't even realize they gave us a zero statement when we had a tenant! You are supposed to be running a business! How do you not know that you did not collect rent from somebody? We also had a tenant that had a leaky car and ruined the driveway. They didn't notice it when they did the walk-through. Their excuse was the ice covered the driveway. I was told by neighbors that there was no snow or ice (with pictures to show it). Even if it was true, why wouldn't you tell them you're holding their security deposit until a full inspection of the property could be performed? So instead of them taking the security deposit we had to pay up to clean their oil from the driveway. You have been warned. BEWARE OF ACCESS PROPERTIES in South Bend, IN."
