"THESE APARTMENTS HAVE ROACHES, and in my opinion the property manager Michelle is a narcissist and extremely passive aggressive. My husband was a past resident here moved December of 2023 and she treated him AWFUL in my opinion. She comes off as extremely racist and prejudice many African American or people of color residents has said and I would personally have to agree. These are just my opinions as well as others, however I’d save yourself the headache and not love somewhere with ROACHES. Also you can see for your yourself how many of their “good reviews” are real lol."

"In my experience, my time here has been the best out of anywhere else I’ve rented at. I had no problems with pests and little to no noise issues. The staff has always been kind and answered any questions I had. They also have more events and resident appreciation things than I’ve seen elsewhere, including a Halloween event, a gift wrapping station during Christmas, and several free treats throughout the year. The rates (especially during winter) are also fairly decent compared to surrounding communities, especially considering what you get, such as the pool, fitness center, package room, etc. Finally, I need to give a huge shoutout to maintenance. Every single work request I’ve ever put in has been resolved within the same day I’ve placed it, often within a few hours. One time, they even helped reroute my coax cables for free when I would have had to pay for an appointment through Xfinity."

"Fantastic living experience. 24/7 gym access, free cafe with internet access, and front desk is helpful and friendly. Entire Leasing office that includes the cafe and gym is very clean and well kept. Neighbors tend to themselves but are available to befriend if you start up convos! You get what you put out! Ones I've stopped and chatted with have been friendly and considerate. We feel that our monthly rent is also very fair. Not a crazy bargain or anything but not overpriced. Complex is clean, and feels fairly safe. Only witnessed or heard about crime in the complex on 1 occasion in 6 months. Lots of police officers and their families live on-site. I have counted over 3 police cars and 2 State Trooper cars that call Southern Dunes home. I don't share any of the issues that the several 1-star reviews mentioned. Apartment reviews are typically pretty low, because people are always gonna find something to complain about. My wife and I have no complaints! Sure, you're gonna hear your neighbors walking above you or their chatter if they are raising voices/yelling....but that's just having neighbors. Have not had any pest issues whatsoever, and maintenance has responded to our requests promptly. We did have a problem with our dishwasher flooding at one point and they couldn't find the problem when they looked at it, but the dishwasher has not done it again since. Would recommend to family/friends, our experience has been great."

"DO NOT LIVE HERE. worst apartment compex i have ever lived in with my partner. the neighborhood isn’t the best- we got emails regarding cars being broken into at the complex and there is frequent crime in the surrounding area. the people living here are not friendly nor care about the people living around them. the buildings are made out of paper thin walls, you can hear every single step your neighbor upstairs takes as well as flushing the toliet, using the sink, etc. you can hear everything from outside, which will result in you not being able to get proper sleep. maintenance/management sucks too, one time we got locked out of our apartment on the weekend and the guy on call refused to come even though the complex manager said it was okay for him to do so and we had to break our door down. another time, we called maintenance on the weekend because we thought we had a gas leak. we did not receive a response until later that week when we had to reach out ourselves again. the manager tried to say that we didn’t dial the right number or whatever so that was why they didn’t respond…. even with regular maintenance stuff they do not show a sense of urgency in getting things fixed. lets not forget the multiple roaches we found throughout our apartment during our time there. one of our cats even found a mouse and killed it. i just felt unsafe and uncomfortable the entire time, and the management doesn’t help in making you feel like they care about you. any other apartment complex would be better than this place, such as echo park which we just moved to and we are in LOVE with the entire complex and people who work there. one of the few nice things is that the main building where the mailroom is located is well maintained and the lady at the front desk is friendly and helpful"

"I would highly recommend that no one lives here. We have been having so many issues with ants. When we reported it someone does come out the next day and sprays but the ants come back after a week or so. When we moved in there were several cracks in the walls and discoloration on the ceiling in the master bedroom. We I informed them about it all they had to say was “we know about it”. For the amount of rent they charge I would expect this kind of things to be fixed before someone moves in. What others have said about the fridge is correct. You can’t really use one of the bottom drawers as it hits the fridge door. They have the fridge pushed up against a wall and if you want to be able to fully use that drawer you have to pull the fridge out. For the most part the staff is friendly but the manager is extremely rude. Don’t every have a bad month financially as the manager will just flat out tell you that you should just move out if you can’t afford the rent here. For the amount of rent they are charging you would be better off just renting a house for the same price."
