Rockwood Apartments 515 West Grand Avenue, Dayton, OH 45405

"Living here was okay. The building is beautiful on the outside. My apartment was spacious for the price. The man who kept up with cleaning maintenance was friendly and helpful. I appreciated that insecticide was sprayed in all the apartments every 3 months and our air filters were replaced. The maintenance men I met the first time I needed something fixed were not timely and did sloppy work. The new maintenance men I had at the end of my stay were excellent. I did not like that the elevators were down more than half of my time living here. I felt as if it wasn't important to management that the elevators were constantly out of order. The carpets outside of the hallways did not look clean, and the walls were stained. I would not recommend someone to live here as a first choice in apartment hunting."

"Never had an issue with staffing. when I had a concern or maintenance issue, it was addressed in a timely manner. In March of last year my place did get raided for being the wrong address (had nothing to do with Peak). Just be careful, you never who lives there prior to you. Elevators never really function is probably the downside"

"The guys who did the work, were fantastic. They completely finished the job in under 4 hours, and it holds very well. But, it took 5 months to respond to the maintenance ticket and it hadn’t been handled promptly until we asked to speak to Deana. As a tenant, I’d greatly appreciate it if the residents at the Rockwood were treated with more respect by the leasing office employees."

"No gym or pool is included(which states in lease) There are more than 50 apartments but limited to 15 parking spaces outside. Garage LEAKS from the ceiling. Elevator is a danger zone & VERY unsafe. When it rains you can hear the water falling in the elevator center. Maintenance is horrible, they come when they want to ANDDD they leave your door unlocked when exit. A/c was off 4 months which was summer time. Water leaks from the ceiling. I was told by property manger it’s the resident on top of my apt that is overflowing the tub(nothing else was done) Washer & dry is included in lease that you have to pay for& you have to go on other floors to see which washer & dryer unit works. They don’t clean the stairs, elevator or garage. When it snows NO SALT is being laid for for residents. Pets are in the building CONSTANTLY after it states “no pets allowed”. Staff is RUDELY disrespectful. Their main concern is MONEY, they will not protect you at all in this building you will feel VERYYYY unsafe. People break in cars in garage. You pay all this money & NO CAMERAS ARE no where in the building!! THEY DO NOT GIVE DEPOSIT BACK AT ALLLLLL! Rockwood will make up every excuse to take your money & not deliver what’s written in lease! Reporting these people to BAD BUSINESS Bureau!!!"

"If I could give the place zero stars, I would. Every negative review about this building is TRUE. I saw that Nate Fisher posted a review, but he also happens to be the CEO of the management company Peak 10 group, so that seems like a conflict of interest. Save yourself time and stress and skip past any building owned by Peak 10 because they do not care about their buildings."
