(1912-1978) In mid-2022, after more than 10 years in Cape Coral, we were looking for new property management for our Villa Calla. David was on the phone straight away (no voicemail) and convinced us right from the first conversation with essential things that were important to us. A personal meeting rounded off the impression. We had found new management! Since then we have had good communication via WhatsApp or telephone with David, Robert and Tanja, always quickly and effectively. Robert and Tanja manage the house here in CC. When it comes to repairs, Robert shows great craftsmanship and competence, and any defects are quickly taken care of himself. The guest service is perfect, the management is praised by the guests for their very good accessibility, for their commitment to the diverse guest requests and for the cleanliness of Villa Calla. David has a good knack for presenting Villa Calla on various portals and has given us good occupancy with many guests who are always enthusiastic and would like to come back. We were grateful that he was able to rent Villa Calla, which was completely intact according to Ian, to experts on very good terms. Good and comprehensive communication ensured that none of the guests canceled their booked stay as a result of Ian. The owner portal is clear. For example, it shows the rentals with rental income for us. The commission is lower than usual at other agencies. The monthly statements can be found here and we are always well informed. "As an introduction, I would like to say that we are very satisfied with the property management service. We purchased a house in Florida in spring 2021 and had no idea what was involved in such a property. The first agency we were referred to when purchasing the property was not what we expected. Since it changed hands there were difficulties. The mediation didn't go well, we got tips from other homeowners via Facebook forums and could see that the utilization was suboptimal. But everything is difficult to implement from a distance. On our first vacation we got to know Robert personally, and Richard Bangs from Florida Immobilien e.V. was also good to talk to. So the time came for a new agency. There were problems at the start during the change, but everything was quickly resolved and things got off to a good start. The team took care of the takeover and customers who had already booked were integrated without any problems. Since this change, everything has been working to our complete satisfaction. The presentation of the house online is very well presented with great pictures. Everything is in view and the care and maintenance of repairs are in the best hands. This means you can react immediately if something is defective. It was pointed out to us that we were spending too much money on television and the like and we corrected it. David gave us suggestions to adapt the furnishings to American tastes so that the utilization of the property would be even better. We have to say a lot of praise for preparing the house for the hurricane, so that our house suffered relatively little damage. There was certainly no “protective dance” involved, and no one can do anything to counteract nature, but tried-and-tested safeguards and, above all, good follow-up work have their effect. Dealing with the insurance company and repairing the damage went without any major problems. The team even managed to get an expert from an insurance company as a tenant in the great chaos, great. We could only show our gratitude for good performance. The ongoing costs and the processing of payments for the maintenance of the house are taken care of to our complete satisfaction. The Owner App offers good transparency. Overall 5 stars for everything. We have never regretted switching."
"Our first contact with Property Management Cape Coral from Vacation in Florida Inc. was already established during the purchase process of our property to get an idea of the rentability and the potential of the property. We met Robert the day after we closed on the home and he was very helpful with setting up the rental. Ever since this first contact it has been a pleasure to work with the Property Management Cape Coral team. We feel our property is in the best possible hands. Tanya, Robert, and David are trustworthy and all questions or issues are always addressed immediately. Most importantly this is not only valid for us as owners, but for especially for our guests staying in the vacation rental. Tanja is always on top of all the administrative stuff, provides us with timely information and keeps us up to date with all expenses. All invoices are in a Dropbox and accurate and easily accessible. We got only 5-star reviews and many of the reviews praise the property management for good reasons. Robert is extremely helpful with all things around the house, especially during and after Hurricane Ian hit. He keeps us always informed and was a great help with the insurance and to get damages fixed to get the home back in shape to be rented out again very soon after the storm. This is not limited to maintain the property, but Robert also brings up suggestions how to improve home and landscaping which is greatly appreciated. David is a great partner to work with on the business end. The Owner-Portal gives us full transparency on bookings, rentals, monthly statements. He comes up with business proposals to improve the property (for example adding a SPA) and with it the rental income. The monthly statements are readily available within a couple of days after month end and the yearend tax certificate was the earliest of all tax documents needed. The occupancy is very good for a new home on the market and has exceeded our expectations already in the first year. To summarize, we strongly recommend Property Management Cape Coral. If you are looking for trustworthy, reliable, and friendly service, stop searching, you found it!"
