"The complex, amenities, and rooms are gorgeous, but that doesn't change the fact that their management and maintenance team are rude and unhelpful. The maintenance workers talk down to you and you never get an estimate of when they will be coming to you. My prior roommates and I had multiple issues in our room that needed maintenance assistance, and it was very frustrating to never have any idea when they would actually be showing up. There is also the issue of their management being unhelpful. Their staff consists primarily of USF students who typically can answer your questions and there are a few who are really nice, but a good number of them just seem like lazy college kids trying to add something to their resume. Also, just know if you ever have an emergency (like we did) and have to call the police because their on campus security does not ever answer the phone, do not expect them to be able to get to you in a timely manner. The parking situation is unacceptable in my opinion, but hey, I broke my lease and left! They're a new complex that needs to be more considerate of their residents and make improvements. I suggest looking into somewhere more affordable, accessible, and secure!"
"Living at park place has been one disappointment after another. It was so nice when my roommate and I first moved in and it has turned into a dump. The garage and hallways are disgusting, never cleaned, the amenities are out of order/closed. I was lucky enough to get parking but I pay a ton for it, and I can never have guests over because residents without parking use the guest areas and fill them up. We've had issues with bugs (roaches and fruit flies) even though my roommate and I are very clean. Nothing about this place is quiet either. I expected noise from the road but the wooden structure carries noise from the hallways and my neighbors at all hours of the day and night. You can hear EVERYTHING. In addition, management is snarky and hard to work with and they take short cuts on everything. When my unit flooded I couldn't get a straight answer on how long it would take to fix, and they deemed my electrical system "safe to use" after being waterlogged for hours without actually checking it. The woman I spoke with was snappy and seemed deeply upset when I suggested that mold was a possibility and asked how it would be fixed. These people are ripping students off by charging higher rates for sub-par living. Do yourself a favor and don't bother with Park Place"

Emily who works at park place is very nice and helpful. She helped me multiple times when I had mailing problems and she always answers my questions."
"PROS: Maintenance is always very responsive and helpful. Gym has a good variety of equipment and good views! The pool is shallow (3ft, kinda pathetic), but nice to hangout in. CONS: The theater room has no instructions and barely works, it feels like it is more for show than anything. I’m lucky to have parking, but paying $50 bucks a month for it is ridiculous. This rate is much worse than other apartments who will have a yearly payment of $100-200 ish from what I’ve seen. Cost of living is MUCH more expensive than what they framed it to be. We were told that the average electric bill would be $20 bucks. This being our first apartment, we assumed the ‘worst’ and mock budgeted 50. It’s $90.00+ a month. Hallways are consistently dirty, seems like they hardly ever get vacuumed. Courtyard lights are ‘motion’ triggered, but constantly go on and off throughout the night (they WILL light up your entire room through the blinds). The app and fingerprint sounds so fancy, doesn’t it? Just wait till you realize no one can get in to water your plants or feed a fish unless they tailgate past the fingerprints and you leave your door UNLOCKED for the entire time you’re gone. All in all it looks great on the surface, but has a lot to improve on."

I could go into much more detail about the issues with this apartment complex but I’ll just cover some of the basics. Parking is a big issue, this however does not apply to me as much because I signed very early and received parking for only $35 per month. I know many people staying here are paying $55 per month or who didn’t even get a spot. If you ever have friends that would like to visit good luck getting them a guest spot, all guest spots are taken up by residents for the simple reason that there are more bed spaces than parking available. Another huge issue is the amenities of the building. The amenities here are great don’t get me wrong, but they were advertised very differently than how they actually work. When touring amenities were advertised as 24hr with the exception of the pool closing at 11pm. This is simply not the case, many amenities like the golf simulator and movie theater are locked at night so you can’t use them. Others like the tanning rooms and the yoga room are still being worked on and haven’t been available to use since moving in. Grills are almost always broken. The jumbo screen above the pool almost never has anything playing on it so it’s a giant waste. However, by far the biggest issue and very sketchy move they made was underselling one of my roommates rooms from under him. I had a roommate who had a signed lease and paid all dues who’s room was sold out from under him and keys were given to a random stranger for the simple reason that he was paying far more for the room. My roommate was sent back his initial deposit and first month’s rent that he originally paid but was not given the chance to take back his own room that he had a signed lease for. Very sketchy management company! I would recommend staying anywhere else than here."
