"i cannot stress this enough; LIVE ANYWHERE BUT HERE!!! i was warned so many times before moving into this complex by previous residents as well as previous 1 star reviews, and every day i wish i would’ve listened. to start off, my lease began on august 17th. two weeks before i was supposed to move in, i was notified that i would not be able to move in until september 1st due to construction in my unit from the flood that had not been finished yet. no big deal, and i was reimbursed financially for this, so it wasn’t the end of the world. but then september 1st turned into september 15th, and then october 1st, october 8th… i did not get to move in until october 13th, almost 2 months after my lease had already began. again, i was reimbursed $50 for every day i couldn’t move in, but it was still a hassle not being able to move in immediately. the moment i move in, our unit is not clean. i could not walk on the floor with my bare feet out for more than a minute before the bottoms of my feet were BLACK. my room was also infested with spiders, there were at least 15 spiders in my room. there was no cover on the fan in my bathroom, and to this day they still have not come to put a cover on the fan despite my multiple attempts to contact them and ask for one. the gate “breaks” all of the time. and i say “break” because it just so happens to only “break” during holidays so that they don’t have to deal with people constantly complaining about not being able to get in. it was “broken” during halloween and it was “broken” during christmas and new years. i work nights, and if i get home anytime after 10pm, especially on weekends, there is absolutely NO parking. guest parking is full of people who are going to lib and tailgate into the complex and park there. i’ve had to park at the very front of the complex by the leasing office multiple times because of this, and i have to walk through the entire complex at 12 in the morning to get to my apartment. i don’t feel safe doing this late at night as a young female college student, especially with how easy it is to get into this “gated” community. a couple weeks ago, a storm happened, and there was water damage in my walls because of it. nothing too bad, but water damage is water damage which can lead to mold. they basically told me that there wasn’t enough water damage for them to do anything about it. the wifi goes in and out ALL day. i constantly have to keep turning it off and then back on again. i have no vent in my room. because of this, they gave me a plug-in AC unit for my room. this causes nearly $60+ in electricity overages EVERY month. my rent is already over $900, and because of this overage i’m paying +$1000 in rent because for whatever reason, my room was built without a VENT. our dryer will not dry clothes without us running it 2 or 3 times. this also leads to our electricity charges going up. my final straw with this complex is that maintenance came to my apartment, unannounced, the other day while i was at work. we did not receive a 24 hour in advance notice, and because of this, i did not have my bedroom key on me because i was not expecting anybody to be in the apartment after i went to work. they ended up locking my door, and my roommates and i had to quite literally use a credit card and break into my room. this complex does not care one bit about the safety or well being (both mentally and physically) of it’s residents. they will only care if another student is killed, and even then the care that they will pretend to show will only be performative. STAY FAR AWAY FROM HERE."

"Gouge apartment, ARDEN is dedicated to the gouge. Imagine if they didn't force fake reviews for bribery, then all would see the 1 star it really would come down to. You are guaranteed to be fined and fee'd. They want more and more money from you. They create cases and causes that have nothing to do with you. A money hungry complex. Plus their employee killed a student tenant... do not place you or your family member here. You do not want to be placed in physical or financial harms way... no one deserves that."

"Don’t have your kids staying here I regret having my kids here. Everyday my kids are killing different types of bug and all management tell them to do is call pest control. Obviously that’s not working since they keep coming back. And mind you this been happening since August and it’s now October.Someone need to look into these apartments and make sure everything up to code. The floor boards are uneven but they don’t care because no one looking into it. They want you to pay high rent in a dirty, bug infested apartment. don’t do it."

"Do not live here. And I mean that. By far the worst experience I have ever had in my years. The staffing is horrible, they overcharge for every little thing. They charge you utilities for things you don’t even use. Don’t even get me started on the parking here. They try to charge everyone to park their cars so no one buys it, then all the guest parking gets filled which leaves no spots for actual residents. Then they tow you if you don’t have a spot. Remove the lake in the middle and put more parking spots. The worst experience of my life."

"Do not believe the glowing reviews as they gave out free food in return for reviews during the semester and you can leave a review for points to be redeemed for a giftcard…I can tell you firsthand that this place is miserable, and you should look elsewhere. Choosing to live here during college was the biggest mistake of my life. Potholes and trash everywhere around the complex, cockroach infested buildings, and loud neighbors is what you can expect if you move here. Start praying if you have an upstairs neighbor because the floors are so thin, they keep you up at night. Did I mention the property floods? The water also gets shut off at least twice a month, especially during the morning! I have spent miserable years here, don’t do the same. Advice to management would be to cut the funding of gift card and cleaning “giveaways” and invest it into the upkeep of the complex. Go to yelp for more accurate reviews but its possible they will incentivize those as well lol. Stop blaming the potholes and water shutoff on the hurricane disaster. These problems were present LONG before the complex flooded."
