"This place is small, old, dated, and the manager (Shirley) is an evil bitter women. I have emailed them multiple times and in 2 years they have never responded to a request. They operate this place like before the internet was created. The only way to contact them is through a phone call and even then you do not receive confirmation. I have asked for pest control but they have never responded. They have an issue with gate access and emergency fire lights when power is out. There is no access in/out and no lights. They are "upgrading the elevator" for the last 6-7 months but no communication since it went out of order. I asked repeatedly for an update but again zero response. They said they contacted "vulnerably neighbors" for additional assistance however when I went door to door (to the people I know) , they all said NO. When requesting the lease, they do do not allow you to walk the apartment before the lease is signed. This should have been a major red flag. Also the pictures they send you are not always representative of the actual apartment you are leasing. Visitor parking is VERY limited. Your guests usually need to park across the street and risk a ticket but that is rare. However the management of this company does not allow you to BUY extra spots unless they are a tenant. Obviously you see the issue. I am a tenant, I own two cars so I park one in my assigned space and one with my guest pass - Not allowed to rent a second spot even when extra spots are available and unused. The carpet in the walkways are nasty and dirty. Sometime the AC is on and sometimes it is off. As a result, there are stains and a funky smell. This carpet should have been replaced a long while ago. They also claim they have a gym. And they do but they gym is a 1990s version of a Bowflex with missing pieces and held to together with duck tape and superglue. Basically unuseable. This Horsh Management company manages other properties including 7481 SW 59th Ct and 7531 SW 59th Ct. They have allowed the buildings to fall into a general disrepair. Think of this as a roach motel in South Miami. One property has not had a running pooling in 10+ years. Any complaint is met with HORSCH criticism as if it your fault. Also any complaint is meant with a non-renewal. As I previously mentioned, the management lies and"

"MANAGMENT IS EVIL!!!!! I PAY MY RENT ON TIME EVERY MONTH!!! One day I complained about the insulation coming out of AC vents, making my entire family sick!. All I asked was that it be fixed, instead....MANAGEMENT (SHIRLEY) decided to kick my family out on the street by not renewing my lease. She is extremely rude with any complaints you give, regardless of how small the issue is. DO NOT MOVE HERE! I cant emphisis that enough. Please read all other reviews about this property and the managment before considering this place. We didnt, and definetly got screwed. Not only do we need to find a new place. We have medical bills from living here from the insulation in our lungs!"

"Place is decent, but small. Very pricey for the size. I was there for a year, we would've renewed but management was UNBEARABLE and they wanted to raise our rent for the second time that same year. We've had a more than our share of disagreements with the management and to be quite honest so did everyone else. From the time we moved in we've seen over a dozen people leave and it's due to management and pricing. If you have two cars you're in trouble because if it's a one bedroom they only provide one parking the second one is leased (which is what we had to do) since space is limited, which is added to your monthly rent. You could fight for the FIVE visitors spots they had or park across the street on the side of the road.. Literally. Look, point is I never do these reviews but this place was such a horrible experience that I want to spare you all the pain and suffering we are STILL going through. Today received our deposit back, and yes they waited the full 30 days to send it, and they basically took all of it. Which we just got surprised with hence the last straw that broke the camels back! Not worth it guys. The experience was horrendous and I can't wait until the nightmare with these people (management) is over. I wish there was a no star rating because it's not even worth one star. Oh and they're bad with keeping the ventilation, or the AC rather, clean. Nasty. Very disappointed. And upset."
