"This is such a convenient place to live for students who don’t want to or can’t live on campus! You are walking distance from the university! There are great amenities, like a gym, a pool on the second floor, and my favorite, a movie theater room! There is also free printing and a free coffee machine in the lobby. The one aspect of living here that is a little difficult is the thin walls. It's easy to hear from the rooms next to you and in the hallways, but for the most part, that depends on the floor. Thanks 109!"
"Hi , I live in 109 Tower at the moment. One of their employees is quite disrespectful. He never lets the person clarify the issue.If you have any concerns, his approach to communicating with students is unprofessional and irresponsible. and never offer assistance while you're having issues.I believe he is manager.I work for a large organization, and our bosses value and listen to each individual first.The furniture in the room is old, and the microwave and washer have issues every month, but they choose to ignore them. Without a doubt, I will not advise residing in this building. Better buildings and FRIENDLY STAFF can be found close to FIU."
"This is my second year living at this building, already signed my lease for a third and honestly this building treats me great. Marcos and Baylor who work in the leasing office are two of the kindest people I have ever interacted with and are always willing to help me with any issue, no matter how big or small. My only complaint would be the lack of parking but between the various spots on the streets and the parking garage of FIU right across the street it isn’t too bad. Of all the other surrounding student apartment buildings, 109 tower is the cheapest option and has great amenities included in each room as well as throughout the building. Highly recommend leasing here if you are an FIU student on a budget like me :)"
"I've been a resident at 109 Towers for two years now, and while the building is older, the spacious 4x4 layout, especially in the kitchen, is a major plus compared to other places I've lived, like The One. Rent is on the higher side, but that's Miami for you. The parking situation across the street can be a bit of a hassle, but it's known upfront since there's no parking garage at 109. The maintenance staff is fantastic - always sweet and helpful when issues arise. The hallway outside my apartment is regularly vacuumed, giving it a refreshing lemony scent. Package pick-ups are straightforward through the Active Building app you will receive a notification, and you can even authorize someone else to collect your packages if you can't make it during pick-up hours. Overall, a comfortable place to call home in Miami!"
"I must emphasize the most crucial part of this review - 109 Tower has a serious issue with black mold. I personally had black mold in my bathroom, which was only temporarily addressed by scraping it off and painting over it. I also know of several other residents who have reported black mold in the building. It's highly likely that the entire building is infested, and it's concerning that the management shows no regard for the health and well-being of the students. During my almost two-year stay at 109 Tower, I witnessed a significant decline in building maintenance and overall quality. It's evident that they lack respect for the students who reside here and only take complaints seriously when they come from parents. The management's insatiable greed for money is evident, as they take advantage of the market they're in, being that they lease to students, many of which have only lived in the US for a short period of time and simply don’t know what they’re getting into. I certainly did not. When I initially signed my lease at 109 Tower in early 2022, I was paying $650 per month. Since then, rent has since nearly doubled to $1140 for the same 4x4 unit. It's important to note that this is far from “affordable” student housing which they love to claim. When I questioned the rent increase, the management simply stated that it reflected the prices of other housing options in the area. There are indeed BRAND NEW buildings such as Lapis with better amenities, where one can pay $1100 per month, which is actually $40 cheaper. Between the two properties you can’t even compare the quality difference. It is staggering. Throughout my two years at 109 Tower, I lived in two different units. The first one was a sublet, and the second one, which I moved into in August 2022, was a slightly larger unit that had been vacant and would accommodate four new tenants, including myself. Upon moving into the apartment, it was in a deplorable state. Despite waiting for two weeks to move in, as they claimed they needed time for a "deep clean," the unit was still filthy. The furniture was scratched by cats, the blinds were torn and chewed on by an animal, and the microwave, dishwasher, and fridge were all disgustingly dirty with rotting food. The carpets were dingy and unclean, while the furniture itself was stained, rusted, and peeling. The pantry and washer/dryer doors had fallen off, and the towel hanger in my bathroom was broken, with the tub stopper rusted and out of place. I immediately documented everything and filed a complaint, only to have someone from maintenance half-heartedly clean the kitchen with a dirty rag. They promised to replace the furniture, but it was never done throughout the year I lived there. To my dismay, the same unsightly furniture is still being used with new tenants. Around midway through my lease, the washing machine started making an unbearable amount of noise and would shake the entire apartment. We submitted multiple service requests over several weeks, but it was never properly fixed. Eventually, it completely stopped working, and after a month-long wait, they informed us that a new part was needed. We endured excuses and even claims that the part had been lost in the mail before it was finally fixed. This meant not being able to do laundry for an extended period. The management at 109 Tower is utterly incompetent, driven solely by their greed for money, they simply do not care. They have allowed the building to deteriorate to the point of becoming hazardous, all while making more money off students than ever before. It's widely known that they collaborate with towing companies in the area to profit from towing tenants' cars, even when they're just unloading groceries. I could sit here and go on and on all day about my experience at 109. I hope that this review deters enough people away from this building and hopefully if enough students complain they can improve things for the people who live there."
