"I moved into a 1/1 unit 5 years ago when the property was under management by Avesta. The building was solid, I rarely heard my neighbors (most all of whom were very pleasant), and often saw the maintenance and sales teams out and about. Then the management company changed. All of the maintenance people jumped ship or were fired, the sales office was closed most days and (when open) was only staffed from 10am to 11am and from 2pm to 3:30pm. Calling the main line routed you to a call service that would leave a message for someone to get back to you. We ended up sending a list of concerns which received no response, so moved to a cheaper, larger place outside of the city. Our list, for anyone who’s curious: * Maintenance tickets are closed without resolution * Construction debris (boards, stumps) are not cleaned up and left in the lake * Rent must be paid with card instead of directly from bank account, which costs an extra $7 (this was changed without notice) * Rent amount, which changes monthly due to utilities charges, is only cited in email received from a third party and not shown in online portal, leading to a higher incidence of incorrect payments. If an incorrect payment was given, the system generates an automatic email threatening eviction on first offense * The app is difficult to use and poorly designed * Pool maintenance is not kept up- the water level fell below the pump threshold and residents were not notified of the sanitation risk for over a month. Our daughter became sick as a result of swimming in unsafe water in mid-July and the pool has now been closed or unsafe to use for two months without adequate communication from management as to when it would reopen. The last communication was that it would be ready for swimming by the week of September 4th, however it is September 11th and the water is obviously green and unsanitary. * Other amenities are also poorly cared for- the pond is often covered in algae and trash; dead animals, feces, and trash on the walkways; dirty floors and dim lighting in the mailroom and laundry room; mud, dirt, broken furniture, and discarded toys in the dog park * Maintenance on water shut offs needed to be done, so residents were notified that water to the complex would be shut off between 8am and 4pm for a week, which included the day before Hurricane Idalia hit. The city water company was called by individuals concerned about the residents ability to prepare without water, which resulted in the water being turned back on approximately two hours earlier than expected. * Sprinklers are set to go off at 5pm, but on random days, and sometimes also go off early in the mornings * Maintenance employees drive golf carts on the sidewalks, which contributes to their disrepair * Lack of timely communication around any maintenance projects or closings (Labor Day hours email was sent at 3:15 informing of a 3pm office closing time) * Landscaping is irregular- some plants are over-trimmed and die (especially hedges) while grass is able to grow well over 6inches, making cleaning up after dogs difficult * Highly toxic plants including Oleander are encouraged along pathways * Maintenance team is often asked to complete projects that they are unfamiliar with how to repair * Gates are left broken and open, both for cars and foot traffic, despite communication that they would be fixed and residents issued key fobs (instead of all residents using the same, highly basic code for over 5 years) * Management is rarely in the office and only from Monday through Friday * Reaching management by phone is difficult and when someone answers, they are only able to take a message and have someone call you back"
"Loren and Tony are awesome. I originally lived in a community located in Temple Terrace that Haven once managed. Loren the manager and Tony on maintenance were apart of the staff they’re honestly the reason my boyfriend and I chose to move to Bay Crossing. Initially our move in started with a little headache ( the hot water heater wasn’t working). But , Loren and Tony ensured us that they would run a few tests, and if needed would replace it with in 48hours. Within those 48 hours we were given a new hot water heater as promised. Again, these guys are the best. They always are so communicative and attentive. So happy with my new home :)"
"Bay crossing is an amazing property. It’s beautifully kept and has pretty pond views. The amenities are nice and from what I hear they have more in store for their residents. Their staff is extremely accommodating and made my moving process exceptionally easy. AnnaMaria, provided great support to my ever changing moving timeline and looked out whenever she could. She’s the one to see. I am so happy I chose them. I look forward to the rest of my year."
"PLEASE DO NOT MOVE HERE!!! For starters I’ve lived here since 2019, and thankfully no longer do! At first the apartment was decent although very outdated but decent and management did their best. Over the years and with the new management they have, everything has gone to absolute SH***T. The workers themselves are nice however the management and quality of the complex and units as a whole is terrible. Over the years the quality of the apartments has gone significantly down yet they have increased rent by $200 to $300 a year. They are now trying to”renovate” the apartments but DO NOT BE FOOLED. They are basically just giving the apartments a new paint job. I have also been complaining about mold in my bathroom for over a year and at first they continuously told me it wasn’t mold then finally listened and took a piece of the wall and replaced it. They was also mold around the outside of the tub and the flooring was even pulling away from it, they just put caulking over it. Then I had a small hole in the bathroom wall from the mold where roaches would come out of at night! When I complained about this they put foam over it and didn’t even try to fix the actual problem (the foam was even terribly put and they got it everywhere on the floor). After moving out I have been trying to turn my key in for 2 days, I have reached out to them about turning in the key to which they told me to come that they don’t close until 530 on weekday. When I got there at 5pm, they were closed and no one was in the office or on property. Came back the second time and same thing happen no one on property or picking the calls. They have made me drive an hour from my new place to here twice now, just for them to not be in or pick up the phone. Save your bucks and find a better place honestly. Thank me later"
"For context I’ve lived at Bay Crossing since April 2021 and after this much time and new management, I’ve watched it continue to get significantly worse. Though the staff as a whole are very kind and listen to concerns, it’s clear that only so much is in their control and lately it has gotten out of hand. For starters, the prices (as most in Tampa do) have increased, yet the quality of the place has significantly gone down. It is a “gated community” with a gate that has not worked for years, an unlocked package room, a dirty small gym with hardly functional equipment, a pool that has been literally BLACK for 10+ days now - yet instead what has been being worked on is painting the outside of buildings, and getting paint everywhere, for no reason. When it comes to individual pricing and units, this is where my largest issue is. My unit-wide AC was broken for over a week in the middle of the Florida summer, and though it was fixed after 10+ days and constant nagging to the maintenance to do so, I had to pay a ridiculous amount in electricity bill ($250+ for one person with no AC) as it was trying to function, but was so old. We now learned as of late that the buildings, which consist of units of four, are apparently all splitting one water bill, so, if you are conservative yourself, it doesn’t matter you will still be paying for someone else to live, causing my bill to increase every single month. Our monthly bill did not used to fluctuate like this, and everything is literally out of the residents control. I already was un-sure about re-signing this year as we did in May, and currently we will not, and do not recommend anyone, to do the same."
