"Worst experience since moving to Alabama. I rented with a friend until the friend moved out days after we got the house. I ended up getting new roommates to help cover my rent whist I was away for a while due to work out of state. I was late 1 month with rent and these people at the office called the friend who I rented the house with and told the friend that I had people living in the house and that the friend should get them out I was not there at the time. I was called via telephone by roommate who told me that the friend was at the house and tried to throw her out I ended up calling the police and they went and told the friend that she had no authority to do so as she didn’t live there. The friend responded that the office called her and told her to come get my roommate out of the house. The officer responds was that they can’t tell you to do that all this time I was on the phone. As a result of this harassment I moved out."

"Please note that most of the reviews accumulated here are from people upon moving in…. Not after actually living there for a bit and having the opportunity to see and deal with what I had to. It was the absolute worst experience I’ve ever had living in a community. I would not recommend anyone live here. I watched the ENTIRE street of my neighbors move in and shortly afterwards within a matter of months move out! Manager Jhonnie was awful to deal with & rude to say the least. I went without a dishwasher for 6 months. My driveway was ripped up and redone without any notice and afterwards there was a knock at my door to inform me I could not move my car for 24hours until the concrete had dried. Landscaping only came half the time.. and when they did come, they jump the fence or left the fence wide open for my dog to disappear or possibly be hit by a vehicle. The door knobs fall off in every room, repeatedly. The stairs leading to the 2nd story of my house were coming apart. The front door jammed leaving only the garage and back door to exit if there was an emergency. The sidewalks were ripped up and redone twice leaving a mess in the yard to deal with. The pool was still locked long after school and summer started back. I paid for a ton of things we never received. When I finally departed, I left the home completely clean and empty. Kipling still charged me for things like “trash removal” $1000 when I have pictures and recording of every single inch of that house and yard spotless upon move out. I could go on, but instead, I’ll advise you to not waste your time or money here. It was beyond ridiculous. Ever since I moved, I’ve been so much more happy and stress free. They don’t care about you and they do very shady business . FYI. Thanks."

"Me and my husband Kyle just moved into the neighborhood and we wouldn’t have considered this home if it wasn’t for Chris in the main office. Chris is so friendly and Genuine. She cares a lot about this neighborhood and the people that come through and that’s obvious. She was so helpful through the whole process of getting approved, went above and beyond for us and really took the time to get to know us. It meant a lot to us to have that first impression."

"We have been here since the end of November and love this little community. Everyone has been so kind. Tim in maintenance has addressed any concerns we’ve had quickly and is super sweet. But Chris……Chris was absolutely amazing. She was very helpful in telling us what we needed to do and how to do it as this is our first time renting. She made this transition for our family very smooth, pleasant, and as stress free as possible. She absolutely loves her residents and has yet to miss an opportunity to say hello when she sees us outside and always waves when she sees us passing the office. The home is just perfect. I would highly recommend moving here."
