"They don't answer the phone or call you back when you leave a message. The website, if you apply, cannot be edited, so if you make a mistake, you cannot change it. My sister's application has been sitting in limbo for over 2 weeks with no response from anyone. She has paid, the fees, and we cannot even delete the application! So frustrating!"
"The rating on Google is inflated from their employees posting fake 5-star reviews. I found one from Ian Wincek on October 11, 2023. I have had issue after issue with Cortland, and only some of the issues have ever been resolved. Before I even moved in, it was like pulling teeth to get a response from Yasmine to my emails and phone calls. When my fiancee and I moved in, we only received 1 mailbox key; I requested a second one because there are 2 residents on the lease and followed up on the request a couple weeks later. That was back near the end of 2022 and I still don't have a second key. On move-in day, as soon as the door to our unit opened, we (along with the friends we had helping us move) were hit with a strong odor of cigarette smoke as if the previous resident had smoked indoors and Cortland had not removed the odor before we moved in. They did end up getting rid of the smell using an ozone machine, but it shouldn't have smelled that way in the first place. On another occasion, my brother was visiting and followed all the parking rules (parked in a visitor spot and registered in the parking app); he was still booted when he had several hours remaining on the registration. The front office did have the boot removed, but it took so long that my brother missed his anniversary dinner with his girlfriend. A few months ago, I indicated that I was accepting the lease renewal offer, but it took several weeks and multiple emails for Cortland to send the new documents to be signed. At the same time, they added the $15/mo liability insurance waiver fee without notifying anyone of any changes to the requirements; this is mentioned in other reviews here as well, and no such fee was charged during the first 12 months of our lease because we had been told our insurance coverage was sufficient. Now they are trying to refuse to refund these new charges when they never communicated any changes to the policy and no such change was reflected in the new lease I signed after the change was made. If they had communicated the change, I would have taken the necessary action to comply with the changes. Also, they don't enforce the rules listed in the lease regarding aggressive dog breeds that are not allowed in the complex; I have seen another resident walking a disallowed breed multiple times; one of those times the dog was lunging at other people and pulling on the leash. $2000/mo is far too much rent to have to put up with all of this."
"On the second and fifth of January I tripped twice on the ground floor on the carpet leading out to the dog area. My granddaughter called and told someone about the incidents and no one asked if I was hurt or how I was doing. They assured her the carpet would be removed. I went back down about 10:30am on the six day and the same carpet was still there. I was not provided an accident report to write up the incident."
"UPDATE: it is now almost January and still no amenities or working gates. Apparently the CEO came and delayed the process even more without feeling the need to communicate that to the residents who are paying a lot of money for amenities we cannot use. Cortland Championsgate in Davenport, FL: We were so excited to move here and everything started out great. We decided to move to this apartment because of the amenities & safety. We were promised this would be ready by May. It is now July and we currently have NO amenities and NO working gates (not to mention our building wasn't locked for the first 2 months we were here). Now, we are being told nothing will be ready until OCTOBER. Mind you, we are paying the same amount of money. There has been little communication on updates or progress, the property has litter and construction mess everywhere, construction workers are lingering after hours in their cars, and our lease is almost up so we can't even enjoy what this property has to "offer." This has been a major waste of money. I truly hope they do something for their residents who have been paying a lot for nothing in return. PS- I do love the staff on-site and it is not their fault, just disappointing."
"I moved into Cortland Gateway Park in Denver, Colorado in January. We were told about the heated resort style pool and spa, fitness classes, beer fridge, community events for families and kids. Since Justine, the residential experience manager left a few months ago it has completely gone down hill here. Staff doesn't answer emails, they don't answer the phone, and they don't answer social media. They aren't letting us post to the community wall. They stopped answering service requests. The pool has only been open for one month the entire year. The hot tub is now cemented over. The cabanas are gone. The grills outside don't work. The gate hasn't worked since I moved here in January. (Okay, to be fair, it worked for 6 hours ONCE). They no longer have fitness classes, and they no longer have community events. The final straw, is that there is now trash all over the complex from the dumpster. When you drive in, it ACTUALLY smells like a landfill. The apartment staff won't pick it up. It is filling out onto the street, and into the parking lots, and they PUSH it back up against the dumpsters. It's not the waste company. I have family that WORK for the company that services this complex. It's the staff responsibility. Regardless, even if it WASNT their responsibility, it IS. Because the Tennant protection laws of colorado say we have a right to clean common areas. I have reached out via email, phone, social media, and have even tried going up to the office (most of the time there's a sign on the door). I finally got someone on the phone yesterday. She would NOT take a message for the manager, David, told me he would not want to speak with me, and "oh well", and there was nothing she could say - before hanging up on me."
