"I'm a resident who lives here around for a year. The current team solved my water issue so quickly. I'm really satisfied with the service. Recently, the management team has been changed. Before then, it took 3 months to change my old dishwasher. The reviews are true. There are many roaches since the apartment isn't really new. Here are tips to get rid of bugs from your place. 1) Do the regular pest control. 2) Install meshes to all the ventilation gates (roaches are mostly coming from there) 3) Spray Home defense to any hole (ex) gate door hole, sink, any suspected hole) 4) Remove all the unnecessary gap (ex) electric port gap) 5) Empty the trash can everyday! 6) Clean the kitchen everyday before going to bed! 7) Clog the right sink before going to bed!!! (Roaches are also coming along the sink pipe.) 8) No residual food in the kitchen. Never! 9) Having cats is helpful to catch big roaches. 10) Mop the kitchen floor often using the detergent. The pheromones of roaches must be removed regularly since the pheromone call their friends. 11) Remove roach poop often using the detergent. Same reason. Their poop call their friends. Now I rarely have roaches in my apartment after 6 months fight with them : D Always keep it clean and get rid of all the suspected holes and gaps!!!"
"The office and their customer service is absolutely ridiculous. They do not prioritize their residents or customer service at all. It gets worse by the week. The office manager (Dwayne, I think it is) is leading a terrible pack. We come into the lobby and we meet with disgusted looks, often, as if they don’t want us to be in there at all. Dwayne is the worst of them all. He is not helpful, consistently scowling, and the associates are no better. I sat in the office lobby for 45 minutes without being acknowledged at all. When I was, I was told by an associate to get up from the seat I was sitting so that new prospects could sit. I will be coming out of this lease as soon as possible and leaving my experience as many places as I can. I’ll also be deferring people from renting here and giving them viable other options that will appreciate their business."
"The apartments inside are good the problems are others. The maintenance of the building is really bad for example the entrance doors won't lock properly and the homeless will get into the building. There was a homeless person living in the stairs for a couple of days. I got my bike robbed from the bike rack that is inside of the building and it was locked and they didn't even check the cameras afteri asked. I found dog poop in the hallways 3 times!!!! It seems that this building doesn't have budget to make some changes that are necessary."
"Not Safe - lots of sketchy people! Do not live here. The only reason they have any good reviews at all is they offered a raffle for $1000 off of rent if you wrote a google review about them. I didn’t feel comfortable lying about my experience there so I did not participate. Now that I have moved out of the building I can speak to my true experience. My mail was stolen multiple times, there were constantly sketchy characters in the building, homeless people slept in the hall ways, anyone can pull the door open to get in (just needs a little force). Management wouldn’t do anything about problems unless it was during office hours 10a-6pm, otherwise you talk to someone outsourced who didn’t do anything. On the floor I was on, the 4th, I am convinced there were drug dealers who broke in and weren’t paying rent. I once had a conversation in the elevator with a barefoot man slurring all his words who walked in there. The door was constantly cracked open with tons walking in and out. Finally at the end of my experience they left a note (and emailed it) in the door that we had to let them know if we were resigning or not. It looked like they were just trying to get us to resign because it had the pricing for next year on it. I spoke to someone in the office on the phone that I wouldn’t be resigning and of course they conveniently never told me it had to be in writing (it is technically written in the forms and the leases so watch out!!) but they’re were purposefully being sneaky! Finally when we moved out a week earlier than the lease requested, we had to pay another $2,000 for the month after that for not letting them know in writing we were leaving. This all being said there were a few nice people in the office, the people lower down. The two in charge never actually helped me with anything. At least maintenance was always very quick and kind. Be Careful!!"
"Beautiful and spacious apartments on the inside, but I had a horrible experience due to poorly trained leasing staff (learned it the hard way). I resided here on the first floor from Aug 2022 to Oct 2023. 1) During the first half of my lease, I faced a major roach issue, and during the second half, I dealt with a persistent gnat problem. Workaround: Enroll in scheduled biweekly pest control. 2) The gate on Ponce de Leon often doesn't work. Workaround: Whether you're stuck inside or outside, use the gate on 3rd Street; the one never gave me any problems. 3) They charge utilities by the number of applicants (if there is more than one) and the wording on the lease is vague. For example, you would pay around $150 in utilities if there are two people on the lease. Here is where I got played. I had a guarantor on the lease. There were two separate forms the guarantor signed at the time I submitted the application, confirming that he is a guarantor and NOT a resident. However, his name on the lease was added as a 'co-applicant' by the leasing staff and I ended up paying utilities for him throughout my lease. The leasing staff accepted their mistake and conveniently ignored the two guarantor forms, letting me know: 'we only go by the lease'. Despite their acknowledgment of the mistake, the leasing staff refused to credit back around $1000 in extra utilities charged over the duration of my lease. Workaround = - Get EVERYTHING from them in writing, their views on issues change frequently and so does the leasing staff. - If you have a guarantor, make sure it says that next to their name in parenthesis on the lease. I think this could work. - Keep a tenant-resident lawyer on speed dial if you can afford one. 4) Hot water in the bathtub lasted only 5 minutes. Workaround: Shut the tap when you don't need water (while you're shampooing your hair) and turn it back on when it's time to rinse. 5) The 24/7 emergency number is misleading. After filing a complaint over the weekend, you'll receive an email stating that a technician has been dispatched. In reality, there is no technician, and the maintenance team will come to help you out on a weekday. Workaround: Prayers. 6) Loud neighbors. Workaround: Buy ear plugs if you can't sleep. On a more positive note, the maintenance team is amazing; they get the job done promptly."
