"I moved in November of 2022 in hopes that new management would turn it around. While maintenance issues were mostly addressed in a reasonable time, the apartment was filthy when I moved in. Luckily I had photo proof and was able to get cleaning fee removed before I moved out. Having moved out over a month and a half ago I am still waiting for my security deposit to be mailed to me. I have already received notice that I would be getting the full amount back but it shouldn’t take almost two months to get a security deposit mailed out. When I call I have been given three different answers “it takes 30 days to process” “it should be there this week” “it was just mailed out”. So even after moving out issues with this complex are still haunting me."

"DO NOT MOVE HERE!!!! This is the ***worst*** apartment experience I have ever had, starting from the day I moved in (July 2022). Below is a list of situations I have had to deal with here, but the latest incident was the last straw. A sewage leak started in my bedroom closet on Thursday, 9/7/23. I quickly reported this to the office. The request was ignored and I had to go into the office and call the emergency line several times on Saturday, 9/9/23. By this point, the sewage water had spread to the bathroom and my bedroom, and water was significantly seeping outside of the building as well, creating large puddles. Finally, after spending my whole day chasing after the office to send someone to fix a toxic leak that was damaging my property, the office worker on duty supposedly booked a plumber to fix the leak the same day. This was all fake. No plumber was ever scheduled and no plumber ever arrived. He gave me the name and number of the "plumber." No one answered that number. So, I looked up the company this plumber allegedly worked for, and when I tried to call, this was when I realized that I was given fake information just to get me out of the office in time for them to leave me hanging for the rest of the weekend. In the midst of an emergency, the office not only did not care to help me but lied to my face, making up fake information to get rid of me. Although this is shocking for many, this sadly is the norm here–to be lied to, disrespected, and treated like a number. I have never heard of such a dishonest and awful customer service experience in an apartment complex, or anywhere to be honest. This complex deserves to be shut down, and many of its residents deserve heavy compensation for physical, mental, and emotional distress. Other things that I've put up with here include: - Leaking water heater that almost burst after months of chasing after the office to fix it - Another leaking water heater and black mold that was not properly taken care of, making me constantly sick - No key given for my front door when I moved in (leaving my unit susceptible to burglary). I had to replace the deadbolt myself. - Cockroach infestation - Stolen mail due to broken mailboxes - Unhealthy and hazardous common areas - Failure to take out trash at the dumpsters and "valet trash service," causing rodent infestations. (By the way, the valet trash service costs $20 and the office will not let tenants opt out of this poorly run operation). - Additional fees added to my account without notice - Documents signed by "me" and put into the system that were never signed by me. - Large delays (about one-two months) in any work orders I put in - No one answers the phones so for any request or complaint, I have had to wait outside the office for hours or had to track down a maintenance worker to speak with anyone on staff. And on top of this, during record-breaking heat in Florida this summer, my AC was broken for months. They were not in a hurry to fix after multiple requests and even calls to the head office (RREAF) in Texas. They did not even provide me with a window unit because they "ran out." I have felt disrespected as a tenant and human being while living here, and am by far not the only resident to have gone through this. I do not wish for anyone else to have this experience in a complex that runs business illegally and without care for its tenants."
"I've lived here for 3 years hoping that each new owner will make a difference. The current one started making progress, but I'm seeing the same old problems pop up. It's September of 2023 and I haven't used the pool near my apartment all year because it's either been locked or green with algae the entire time. There's trash everywhere. At least this place used to be a bargain, but last year they raised my rent by $150. This year, my lease showed a $25 increase - but beware the hidden fees, which actually made my rent increase this year $100. On the plus side, the location is outstanding, the landscaping is excellent, and there's a hiking trail that goes right through the property. This place has so much potential. But the tenants here treat this place like a garbage dump and no matter who runs the place, they seem to give up eventually."
"This apartment is appalling. I feel sorry for the residents. After numerous attempts to schedule a tour with no answer or a call back, I showed up today while I was in town to see if I could get a tour by dropping in. They were supposed to be open from 10-4 today, but when I showed up after 11, the doors were locked, there was no one inside, and no sign saying they’d be back soon. So I gave myself a tour around the property. The first thing I noticed was the overflowing compactor that had trash piled around it. You couldn’t miss it as you have to drive right past it to get in and out of the complex. The trash has spread into the lawn nearby and was littering the one thing that was beautiful about this place: the landscaping. THE POOLS! OMG! Two words: health hazard. It’s July, and I’d expect to have a nice pool to use for the cost of these apartments but both of the two pools were full of filthy green water. The pools are completely unusable and ground zero for mosquitos and bacteria. The mailboxes have doors broken off leaving some residents’ mail available for anyone to grab and the trash cans at both mailbox stations were overflowing and the trash covered the ground. The first building I drove up to had pieces hanging from the entry way. The garages are on the opposite side of the parking lot from the apartments. They are banged up and many had padlocks on them. After reading the other reviews, I thought I’d give this place a chance as it seems to be under new management, but honestly, it’s hard to imagine that it was ever worse than it is now. You couldn’t pay me to live here. The pools alone… dear God. It’s no wonder they have a cockroach problem."
