Mariposa Lofts 100 Montag Circle, Atlanta, GA 30307

"When I moved in back in April 2023, it wasn’t disclosed to me that there was structural damage and that there would be ongoing construction right outside my apartment for almost the entirety of my lease. It was supposed to be done in July but it is still on going. The completion date keeps getting pushed and we only get notified after supposed completion date passes. For the past two weeks, the fire alarms have been going off randomly during the work day due to construction. This morning (Saturday) the fire alarm went off at 6:30am and has been going off for over an hour with management yet to address what is happening. When I moved in, my unit didn’t have working air conditioning for almost two months. They gave me a window unit to condition the whole apartment and it leaked water all over our floor and blocked me from using the balcony during the summer. About 4 months into my lease, a bunch of cars got broken into and none of it was caught on cameras because they weren’t working. We had security for a while to combat this issue but security is gone and we are relying on working cameras to watch the place. Other annoying things to note: - The dog poop around the apartment complex is so bad that management is having to fine and terminate people’s leases. - Because Mariposa lofts uses a service called Fetch, about 10% of your mail won’t ship to you because the facility doesn’t accept vendors like Chewy and some Amazon stores. - Although all of this is happening and referral bonuses are $1000 right now to refer people to live here, my overpriced rent still increased about $150. I’ve learned from talking to other Mariposa residents that it’s pretty common to change apartments within the complex after your lease ends to save money on rent. - You have to pay for valet trash even if you don’t use it yet the trash chute is always backed up to the highest level. - Although management is nice and maintenance comes reliably quick, expect to put at least one maintenance request in a month because the building is horribly maintained."

"This is a wonderful establishment and I am happy to have the opportunity to live here. I want to give a shout out to Dom and Alex (leasing office staff) who have consistently gone the extra mile to take care of me and my brother during our move-in. There are numerous things they did and continue to do that we are grateful for. I appreciate their willingness and responsiveness - the little things make the difference. Location is superb on the belt-line with wonderful residents and restaurants nearby. As a medical resident, Mariposa Lofts is high quality living in the setting of a busy work schedule, and I appreciate this place I now call home. My brother is also very happy here."

"Alex and Dominique (sp?) and the other apartment staff have all been wonderful and so responsive to our every need. We were displaced and lived at Mariposa for almost a year while our condo was being repaired and everyone was so kind and accommodating. Location and amenities also super convenient. 5 stars for sure."

"The lack of attention to problems around the building could be attributed to the turnover of people in the office. Hard to keep who’s who. These pics: window and lesge of neighhor’s place has been like this since July or June. The dog poop stations overflow often. The stations could be larger and have a liner to help block the odor."

"Over 100 cars broken into. The management at Mariposa Lofts has left the security gate in our garage broken for months, and left it completely open. Anyone can walk in, which they have. We have all filed numerous complaints about the dangers this imposes, as many cars have been broken into, and random people walk into the building. Someone even found someone sleeping in their car, as well as the lounge area of the building. Last night was finally the moment that we all feared, as over 110 cars were broken into, including mine. I will say that again -- over 110 cars. That is at least 30-40 % of the cars in the garage, cops say there are more. There is no security other than a fake cop car they leave parked in the garage. No one was in it at the time, so no security was present whatsoever. The security car was also broken into. Complete gross negligence. Instead of taking any action to fix the gate, they raise rent, and don't fix anything. I also have a refrigerator broken, a wasps nest on my balcony, floorboards missing on my kitchen floor, warped cabinets, old appliances that haven't been upgraded, amongst many similar claims from other tenants. This has been standard of management throughout the my 2 years here. In addition to these problems, I had lived in a previous apartment that had a "design flaw" because there were 6 1-ton AC units placed over my apartment's ceiling that were not soundproofed. This is the case for a number of apartments on the 4th floor. Management repeatedly told me I just had "sensitive hearing," and wouldn't let me leave the apartment. Finally, after months of complaining and speaking to the property owners, they allowed me to transfer apartments. Honestly, the area is nice, pool is nice, but the management does nothing to fix very real, dangerous, and serious problems. Also, the building is collapsing because all of the wood is warped, because it wasn't fixed for years, and construction has been going on for months right outside of my apartment. We are talking about drilling over 120 decibles, right outside the door, all day, and I work from home. Live here at your own security risks, as they are very real."
