"Mold! Don’t let the recent paintings to the buildings fool you. There is a huge mold problem at this complex. Your windows will literally freeze whenever it gets cold outside. Apartment is not properly insulated. Stayed sick because of the mold. The apartment acknowledges the mold in the lease so just be mindful. The mold is very aggressive so you will be cleaning it everyday!"
"I was blown away by the team at Avonlea on the River Duluth! The moment I walked in to tour, the leasing agent Justin was very professional and attentive to my needs! He was very informative about any questions I had. The property manager also introduced herself and overall it was a great experience. This is the way customer service should be!"
"After 3 years of living here, I am leaving the honest review that I wish someone else would have left. Expect your rent to increase substantially every year, and expect to not receive your deposit back, as they will find something (anything) to ding you for - just enough that it zeroes out your deposit. I have rented for over 10 years and have always gotten 100% of my deposit back, until this place. First, the positives. The property is generally very pretty and well-kept (at least the visible parts). I liked the nature trail especially. Maintenance is extremely prompt, although sometimes they make shoddy shortcut repairs that don't last. The units are nice and generally everything works. Now to the negatives... The pool is quite dirty, even during the summer season. You can see algae buildup along the pool walls. The surface is quite dirty too. They insist that they clean it daily, but I doubt it, and never saw it being done. The "breezeways" that you walk up to will also be filthy most of the time. They pressure wash 2-3 times a year, which is not enough. There will be stains, spider webs, debris, cigarette ashes, dead bugs, etc. As long as it looks fine from afar while giving tours, management doesn't really care what residents see. The dumpster area is always overloaded and in the summer stinks badly, which you will notice if you live in the buildings surrounding it. There is only ONE dumpster on the whole property, so you will see people literally driving their trash to it. The mail room experiences frequent break-ins, and I had packages stolen from in front of my unit as well. Residents are pretty anti-social. Most will ignore friendly greetings. Your immediate neighbors will ignore you even harder. Some people may appreciate this. Every year, they will raise your rent at least $100, despite making zero improvements to the property. During the pandemic they raised rents citing “uncertainty”, and after the pandemic they raised rents citing “high occupancy rates”. My last renewal offer was $220 higher than I was paying, and it came with a “non-negotiation” letter from management informing residents that there will be zero budge on the rent offers. (FYI, after I submitted my notice to vacate, they DID later offer me a discounted rate, which I declined… so maybe they WILL budge if you play hardball with them) The move-out experience was by far the worst part of my resident experience. Management completely forgot I was moving out until I called to ask them something 2 days before my move date. Only then did they send me an extensive “moveout checklist” with a long list of chores, and I spent the last 48 hours as a resident cleaning my entire apartment to complete them. I left it spotless. Weeks later, I learned that they were taking my entire deposit and charging me a small balance in addition. They dinged me $150 for “scratches on the glass stovetop”. I never used that stove for anything other than cooking and told the property manager I shouldn’t be charged for general wear and tear on THEIR appliances, but she claimed there’s nothing she could do. I was also dinged $40 because they needed “extra primer” to repaint the walls. I was also charged $25 for forgetting to clean inside the oven, which was admittedly my mistake. These charges, in addition to my remaining utilities, exceeded my deposit. After negotiating with the property manager, she told me all they could do was drop the balance on my account, but they could not refund any portion of my deposit. While I am relieved I don’t have a balance to pay, I honestly feel scammed with this outcome. It seems dubious that they can make a balance on my account just go away, but they can’t refund any of my deposit. I feel taken advantage of and would not recommend living here unless you are ready to have to protect yourself and negotiate at every turn. Edit: in response to the owner’s reply.. it is true I agreed to their “resolution” because I had no other options. Everything in my review is true."
"Love staying here since a year. Very nicely maintained, clean and friendly community. Lots of events and activities hosted by the management like pool party,Halloween party, movie nights and many more."
"Good community. I have been living here for more than a year now. Most of the buildings are renovated this year. There are bunch of activities happening throughout the month. Good management."
