"UPDATE: The new management team at Bozzuto reached out and resolved my issue. I was given back my deposit and everything is settled now. Thank you to Alexis for getting everything worked out. Original Post: I have been attempting to get my security deposit returned for 2 months now. I am still waiting for my security deposit, from the original management company, that I was assured would be processed a month ago. I spoke with the new management company and even sent them the information they requested only to be ghosted. I don’t appreciate this at all and this is not a good reflection on the property as a whole."
"I’ve lived here for 2 months and here’s my review: scroll down for more details on cons. I'd write more but there's a character limit. Pro: - Beautiful building - Everything is brand new - Front desk staff is really nice - The new management is as transparent as they can be (I think?) Meh: - Mobile devices are your apartment keys - The windows don’t open if your apartment has a patio - Random fees on our monthly bill (ex. New account fee) Con: - Not all amenities are operating - Appliances don’t work and still waiting for it to get fixed after 2 months - Loose discarded blades found in and around building (see pictures attached) - Contractors damaged and permanently stained our patio furniture (see pictures attached) - Parking rules and price changed without notice - Walking distance from elevator to parking is really long (the entrance is near the red box in the center of the photo attached—you might need to zoom in to see it) - Resident guests need to pay to park when visiting - No lights in the bedroom and need to be installed More details on the above: - Not all amenities (via the amenity fee we pay for) are operating. The lounge in the building is pretty nice and so is the terrace. The gym in the building is fairly small but still has everything that you’d need in a gym. But the virtual sports room doesn’t work. The lounge is supposed to have drinks that you can buy but that isn’t operating. The hotel that will open in Spring 2024 will have a bigger gym and a pool but residents will have to pay $200/month to access that. This was told to us upfront but I’d rather have a day or week pass to use instead of paying $200. - Several of our appliances don’t work and I'm still waiting for them to get fixed after 2 months. When we moved in, there was no hot water in our apartment and since we moved during a holiday weekend the issue wasn’t fixed for 2 days. Our oven has never worked since living here and we’re still waiting for that to get fixed. Our refrigerator needs the water filter to be replaced even though it only produces ice and isn’t a fridge that has a water fountain. Most recently our microwave stopped working. It’s fairly concerning and disappointing that all this happened within 2 months of living in a new building with premium name-brand appliances. - Contractors damaged and permanently stained our patio furniture. When contractors were on site they walked through our patio and left garbage on it. When they came to power wash the outside areas of the building, they damaged our outdoor furniture and there are now permanent orange stains on our white furniture (see photos). I’ve tried to wash it out and the stains are still there. We paid a lot of money for the furniture and now they look in poor condition. - Parking rules and prices changed without notice. For the people that moved into the building around June/July, we were told that parking was just a single fee of around $50. We were able to park close to the building elevator with no issue. One day the rules suddenly changed and we were told that it’s now $150/month for “reserved parking” (parking near the building elevator) and we can park in the garage but not near the building. They recently notified us that we can park outside in the parking lot until Spring 2024 or when the hotel next door opens. Once the hotel opens, we’re only allowed to park in the garage but it’s not reserved parking. This is honestly one of the most frustrating things for me as I commute to work everyday and parking was a really important factor in choosing which building to live in. - Resident guests need to pay to park when visiting. The property managers can provide up to 50% off the price but guests would still be obligated to pay. This is disappointing to hear as other buildings in Atlanta provide guests parking even if it’s just for a few hours. - No lights in the bedroom and light fixtures need to be installed in the ceiling. While there are light switches in the bedroom, there are no actual lights to turn on."
"Great luxury complex with some minor problems. I moved for the location and to retain a city view and definitely not disappointed. Here’s some pros and cons so you can decide for yourself: Pros: - beautiful views - love the floors/appliances/countertops they’re so nice - love the design of alternating balconies, I get so much privacy. - insulation is pretty great, working from home I rarely hear anyone except coming from hallways. - best location in Atlanta in my opinion, I walk/run 3-5 miles a day and this is optimal walkability in Atlanta. - not full of college students. It seems mostly young professionals and some older residents that still prefer the city life. Everyone has been very friendly. - free parking although they do offer a 150$/mo for closer reserved spots. Seems a bit steep. Cons: - 200$/mo extra for access to the pool (that’s not finished yet, eta 2024 spring?) but it will also supposedly include bar/restaurant/larger gym/sauna etc. - gym is small, but it is very nice - parking is a bit annoying as we share the subterranean deck with construction crew and corporate employees nearby. It can get a tiny bit backed up already leaving at certain hours but so far it’s more of a future concern as the area gets more developed. - still isn’t finished. They are supposed to have a golf simulator and beers on tap for residents but it’s been 2 months and neither are done. Management did change so hopefully they address these issues. - management changed, a little uncomfortable as they had promised things but didn’t deliver before being fired. But new management has contacted me and agreed they’re aligned on the original vision so I am optimistic still."
"The HVAC system facing the pond in the park is so loud that residents of nearby apartment complexes can easily hear it with windows closed. This includes in the middle of the night. EDIT after staff reply: my concern is in my original comment. If you want to earn more stars while respecting long-time residents around, make the HVAC quieter. I added a video with the raw sound. I invite the staff to comment on whether these sound levels are acceptable, especially at night."
