"My daughter has lived in this complex for two years. We always pay our rent and utilities on time. Because they charge a $7 service fee, I always pay the rent and utilities in one payment. Typically the rent posts on the 1st of each month and the utilities 2-3 days after. In February I was monitoring this each day and the utility bill did not hit until the 6th. Or so I thought since the payment due amount went from $665 to $775.My daughter has 3 roommates and that is our 1/4th portion. I paid the entire amount that same day. Today I found I was charged an additional $150 for utilities! When I called I was given no answers only that I was charged a $65 late fee for the rent. When I tried to explain I was waiting on the utility charge as I always do, I was treated rudely. Another shocking fact I learned was that the utility bill was a total of $574 for the month. I live in a 3600 square foot house and our water, electricity and gas bill combined are less than this. It is apparent that the complex’s management company is bilking residents in all regards. Do yourself a favor and either choose dorm life or a reasonable offsite apartment. For this place to charge $2600 in monthly rent for a worn out unit with no security, and then try to capitalize on this by multiplying the actual utility bill is theft! STAY AWAY!"
"Terrible customer service! They talk about a lease reassignment fee if something happens, even though a new person takes over the apartment. They charge $548.00 to change names in a computer! They are losing no money at all. So basically every student whose circumstances change, and they move out, still has to pay nearly $600.00 even though the student has done all the legwork to find a new roommate. I could understand a small amount for their time, but $548.00 is ridiculous! Never again will deal with them!"
"I moved in fall 2021. The apartment was decently clean but only because the girl that still lived there kept it that way. The lights in the parking lot never worked. Maintenance was good for about a year and then when they switch to a new manager the maintenance team went down hill quick. Stairwells were always disgusting and they never responded to work orders. When I moved out, I was charged for things they didn’t even replace and for holes in the walls. On my move out email, I was told I would not be charged for holes that were smaller than a quarter. The holes in my wall were no bigger than a pushpin hole. Bailey took over a week to respond to the email. Overall, very displeased with this place after they switched to new management. Before the new management, this apartment was awesome. After the new people, it was a disgrace. They also kept going up on rent year after year and almost forced us to resign our leases in September or they’d sell our room out from under us."
"I moved into the apartment fall of 2020. Although the space itself is updated and somewhat nice, it is not worth the price considering you’ll be charged overages a lot of the months. The WiFi connection was spotty at best and when speaking to staff about the problem, they had no answers and offered 0 solutions. At the beginning of my 2 year stay at Hawksnest, I was told I could not move in early because they were cleaning the rooms and doing sanitization because of the covid pandemic. When I eventually moved in, my bedroom was gross covered in the previous tenants hair. Hairs had been painted into the walls and window seals as well as it being moldy in the bathroom and dusty everywhere. When we told staff about the condition of my bedroom, they had no answers as to why the bedroom was not clean and were unwilling to wave the cleaning fee that we were charged at move in. There is paint from the painters on the floors, counters, carpets just further showing the lack of care about the conditions of the apartments during move in. We were charged utility overages even for months only 1 person was in the apartment throughout the 2 years of me living there. We had issues with staff calling and telling us we had notice complaints even when there was no one in the apartment and was rude when we told them it was not us that was the issue. The staff is rude and unaccommodating when spoken to on the phone throughout my 2 year experience. I would recommend trying to find a house and using this place as a last resort."
"I wouldn’t recommend living here. If you can find a house to rent I would do that instead. Apartments are nice, but not for the price. There’s no amenities and it isn’t gated either. All management cares about is getting more money from students. I’ve been moved out for a month and a half and they tried to charge me a ridiculous amount for a wobbly desk chair that needed some screws. The issue was resolved; however, it took them 5 days to respond to me and fix the issue. Also, you’ll have to move out halfway through the month but still pay them a full months rent. According to them it’s an “installment” not rent…like that even makes a difference though. They also tried to move someone into my room before I even moved out. Can’t tell if the staff is just extremely dysfunctional and lacks basic communication, or they’re just trying to rip people off. Either way, I would avoid this place if you can."
