"I lived here for over 2 years. Nice amenities (when they work; i.e. golf simulators were constantly broken as were the rooftop grills) and doormen are great. The supers are great as well. BUT, the management is absolutely terrible. I had not one, but TWO floods in my kitchen. They offered zero concessions for this. The elevators were also out of commission for nearly a year. No matter what time of day, you would have to wait for the elevator. Management kept saying "they are being improved" but don't hold your breath; the elevators will be under repair indefinitely. You will also be very much overpaying at this complex. I heard the previous management company was fantastic, but this one is the polar opposite. I do not recommend living here."
"The worst building I have ever lived in. DO NOT LIVE HERE. CONS: 1) There is effectively no security. Random people wander the hallways. 2) The elevators are perpetually broken. Management has lied to me about the status of "modernization." The "modernized" elevators are worse than the ones they replace. Absolute fraud -- watch management make excuses in the reply to this review. 3) Roaches enter through the window. 4) Constant noise from deliveries at Cipriani's next door. 5) Awful management / leasing staff. PROS: 6) Nice concierge 7) Generally responsive maintenance"
"Lived here for a year on the 15th floor (1503), a perfect small-sized studio and had no complaints.The apartment was basically brand new, recently renovated, with high ceilings. Location is amazing, 5 blocks from the water, rooftop has great views, sun chairs on the roof to tan during summers, and many food options walking distance from the building. I'm in school so that common area, plethora of study areas, and private conference rooms in the building were ideal. Anytime I had an issue and needed maintenance, they were at my door to fix whatever needed to be fixed right away. They even helped me move my furniture out of the apartment to prepare for move-out inspection. The best part of the building are the doormen and the maintenance team. They have been so helpful, professional, and kind!! Not much noise from where I was. I've only woken up once from someone screaming at the top of their lungs. The area is pretty safe, never had an issue walking around alone early in the morning to late in the middle of the night (3-4am). Feel indifferent about the management team. The only thing I didn't love was the utility bill sent after move-out not being able to be paid online and my less than $100 bill was sent to collections. That was the only headache. Also I had no plans to sign another year but they emailed me saying if I want to sign another lease, my rent would increase $400, making my monthly rent near $4k for a 350 sq ft apt, which is wild."
"The building is okay but the elevator situation was bad for several months. The elevators often break and I was regularly waiting 5+ minutes for an elevator. Hopefully the modernization improves. Overall, for the price residents pay the management is pretty unhelpful. I had a load of laundry worth $100+ go missing/get stolen from the communal machines, and someone at the front desk said they would be able to review the cameras. Even if they couldn’t figure out it who did it, it would have been helpful so I could submit a claim to renters insurance. Over email, management said twice they would assist, failed to check the cameras after a week of waiting, and now have stopped responding to emails. Pretty ridiculous to not only have laundry stolen from a luxury building, but to have management say they’d be able to help only to ignore messages….not worth the money."
"ANYTHING BUT LUXURY. The location of the building is great, Doormen, Maintenance, and Super are excellent, and it’s dog friendly. For those reasons it’s worth 2 stars. The building has a HUGE elevator problem with people queuing in hordes during peak hours. Neighbors have gotten stuck in the elevators, have had elevators suddenly start shaking, and had them go to random floors. A close friend was injured by the elevator doors. Heating & Cooling in common areas is despicable. Cooling is nonexistent in summer and heating nonexistent in winter. Building Management (Property managers, some exceptions) is incompetent and unprofessional. No regard for residents or even their own staff. The apartments are overpriced for the space that is offered and subject to unreasonable annual rent increases. Amenities like the rooftop shut early and there’s restrictions on number of guests and allowable activities (no bull ordering of food etc). Do a compare with other FiDi buildings before you decide to move in."
