"First I will give a huge shout out to the maintenance men! They are personable and kind people. They do a fabulous job! Covid happened and I understood closing the pool because everything was shut down but after everything opened back up the pool did not open that summer and the next summer it opened for two weeks then closed again. There were parts and repairs that need to be completed. Then we were told they have no life guards. The rent increase should have never happened because the “amenities” tenants were to have access to were not able to utilized for nearly two years because of them being repaired and shut down. This apartment complex was under new management so I really have been understanding however this company did not care that they were not holding up with their end of the lease and should not have raised rent for anyone who wasn’t able to access those amenities. I move here for the amenities. There was no community room, no access to the gym and once the gym was completed they changed the code so much but didn’t feel it necessary to send it to the residents when they changed it. The code was changed because of kids going in and destroying it ( that’s a whole other issue ). I called corporate many times. They were rude. I just called to see if I could negotiate my rent not being raised due to these concerns. No one ever got back to me. I have called more than 5 times. I feel completely taken advantage of but I need a place to live and this place is close to my loved ones that live her in Scottsville. My porch light doesn’t work at all. When I come home at night from my second job I can’t even see to put my key in the door. Notices were placed in my door about my filters being changed 2 times last year and then they changed those dates and never changed to filters. I am still waiting on that from 2022. I was hoping this new management would have been better but the jury is still out on that."
"I would like to give a HUGE kudos to Kelli the property manager. I am not sure about previous management but I can only speak to my experience. She shows up for her tenants and will go to bat for you as long as you communicate with her properly. She deserves to be recognized for her efforts and her caring ways. She has really addressed every single concern of mine in a timely manner. We had a leak from us leaving our AC blasting all summer which was a huge problem, she had the maintenance team at our door within 3 minutes and they spent over an hour getting the water up and making sure the issue was fixed. They checked in the next day to ask how everything was and asked if there was anything else they could do. My family has been living at Clearview for almost a year and we just resigned our next lease. I even referred a friend who also moved in with her family and she is also more than happy. They accepted my dog with no hesitation and available by email and phone to address any concerns! Until we are ready to buy a house we will be staying at Clearview. If there are any neighborhood issues we receive an email from the office letting us know. Again, if you want a spacious townhome with cathedral ceilings for a very reasonable price I would recommend Clearview Farms. Thank You Kelli and team."
"I was a resident here between 2020 and 2022. The property staff were responsive when talked to, however they were usually unable to help you and told you to contact someone else via email or phone. The properties were reasonably priced for the square footage which is what attracted me to the property. My car was broken into and my amazon packages went missing regularly during my time renting at clearview farms. Watch for those delivery notifications, anytime I left my package out for more than 4-5 hours it vanished. I started to have packaged delivered to my work address instead. Do not rent here if you intend on purchasing a home anytime within 2 years after moving out. The landlord is either unwilling or unable to verify rental histories to mortgage companies so your mortgage application will fail. My mortgage company tried for over a week and failed to verify rental history with this landlord. DISCLAIMER: Clearview Farms was previously owned by Mark IV Enterprises and is now owned by Rushmore Management. I moved out in April of 2022, which was in the middle of the sale. Regardless, neither company was able to assist me in any way and both companies did not respond to any request by either myself or my mortgage company."
"Update 12/04/18: Lowered my rating by a star since we have had a huge issue with flies this year (even though my apartment is clean) and it hasn't been resolved (which is unsettling and quite frankly, gross), but my first two years here were fine so 3 stars is valid. Still cheaper than on-campus living or other apartment complexes. ___ I'm an RIT student who lived in a 3-bedroom townhouse at Clearview Farms with two roommates for two years (from 2015 to 2017) and would recommend Clearview to college students who are looking for temporary living arrangements! Miles better than any of the dorming options at RIT, and although the prices are a little high, if you have a roommate you can split with, they're great for what you get. I see a lot of one-star reviews on here, but I think if you just need a place to stay for a few years to go to college or work an internship nearby and you go in with a positive attitude, this place is great. PROS: - Safe, quiet neighborhood. I never had any issues with noisy neighbors and have felt safe the whole time I lived there. Never heard of any break-in issues or problems of that sort the whole two years. - Maintenance is incredible at responding to issues and almost always came to fix them the same day we called about them! Our heating system broke once and they came the same day to replace the entire unit with a brand new one. They also helped with various small issues (like the time I broke my closet or the time we had ants), and everything was resolved the same day without any bad attitudes or grudges. They're so friendly and so helpful. - No parking fee or sticker required! This was a huge plus since my family and friends liked to visit often and I didn't have to worry about getting a visitor's pass or anything. - Convenient location! CF is right across the street from two gas stations, a Dollar General, and a little marketplace. Really useful on days when you need milk or eggs and don't want to drive all the way to Wegmans! CONS: - Occasionally bugs, but I think this comes with any house you live in. We had ants for a little while but maintenance sprayed the perimeter of our apartment for two days and the ants disappeared. - We had mice once, but again, this issues was resolved in a relatively timely manner and maintenance even inspected our entire apartment (inside and out!) to fill in any potential points of entry for mice or bugs with liquid cement. Since CF is right next to several farms and fields, mice were something my family and I had anticipated as a possible issue anyways, but after the first time, it never happened again. - Utilities are not included, which can be a little expensive. We had to pay heat, gas/electric, and water, but if you are mindful about turning lights off and keeping your heat around 65-68, it really isn't a problem! - We had some issues with some of the office staff being forgetful/lazy during our first year, but the two people who were giving us problems ended up being fired and replaced by two amazing people who got all our messages to Laurie on time and never gave us any problems afterwards. OVERALL: For the price you pay, you get a pretty nice place. All the apartments are very roomy and I loved living there despite the minor roadbumps we had. I recommend these apartments to college students and young adults looking for a decent place to stay for a few years!"
