"I lived at the Overlook for 6 years beginning in November 2016 and had an overall positive experience with my stay. I relocated to Piermont after starting a job in NJ and at the time I was looking at apartments all over in the area, and the Overlook was the best option based on cost, amenities and neighborhood. The apartment was recently updated and had a few perks compared to other places I was looking (including in-unit laundry, large reach-in closet, open floor plan, parking & gym included). At the time, the gym was under separate ownership and had cardio, weights, indoor pool/hot tub/sauna, and classes. The gym closed suddenly but was replaced by management with a smaller cardio room eventually after the pandemic, which was also nice and had all the equipment you could need. There were a few cons, but I do feel these are typical and would be the same at most other rental apartments. Pets are permitted, leading to additional noise/smells, and sometimes owners would not clean up despite best efforts of management. I lived on the first floor and noise & smell carried easily from above and below including smoke. Although there is ample parking available, the parking lot was often messy in the wintertime with snow and ice, and garbage removal in the middle of the night was disruptive. I worked from my apartment during the pandemic, which was mostly OK, but sometimes noisy as well. There were children in the apartment upstairs practicing orchestra instruments and having recess in their living room. Again, this would have happened anywhere. I had to place a few work orders over the 6 years. Management uses a work order platform where you can submit and track the status of requests that need to be fixed. Work orders were generally responded to timely. I had to have my freezer looked at, my HVAC motor replaced, and I had the bathroom repainted a few times due to flooding from upstairs neighbors. Overall, I would recommend The Overlook complex to anyone looking in the area based on location and amenities."
"Had a good experience here during my 2 year stay. I moved in the beginning of 2020 and stayed for 2 years. My unit was newly renovated and located where old diplomat gym was (they converted it to new apartments and a resident-only gym). Worst thing that happen to me here was my dryer crapped out pretty early in my stay but they were on top of it and got it replaced within a week or so. Outside of that, just a few minor issues that were addressed relatively quick. I had a directly phone number for the manager and super - anything that arose I was able to just text them or call them directly. Superintendent, Afrim, was pretty responsive and he lived on-site. They recommended cleaners and movers during my move out and even did a pre-move out inspection to advise me what they look for. I opted to have them clean the unit for a fee deducted from my deposit which was pretty convenient for me. The gym opened a few months before I left, it was nice and equipment was brand new but a bummer that it wasn't there during my stay. They had planned to build this out for a while, and it finally came to fruition. All in all, great time here. Piermont is a pretty great town in the summer. I would've stayed if I didn't get pulled back to Philadelphia for work. I recommend."
"Where do I start….so many cons. Management is horrible! They have zero respect for you and are bullies. They like to threaten you with emails like answer or else you will be penalized and this is for every little thing. You will most likely meet Nick or Albert and they will make it seem so nice but don’t be fooled. The complex is owned by their father/uncle. They do no maintenance on the apartments while you live there but will deduct so much money from your security when you leave for basic wear-and-tear. The rules and demands are constantly changing. The positive Google reviews posted with pictures are false because the names mentioned are not the names of the management. Beware…. Stay away. Not worth the headache."
"The apartment was nice and location is great but the management just can’t get it together. We lived there for 13 months and in that time went through THREE property managers. This becomes difficult when you are trying to leave and you signed a contract 2 mangers ago. When trying to dispute an outrageous security deposit deduction I had to speak with the newest installment of management Albert. This guy seemed to have no patience, knowledge or care. I would love to recommend the location but I just can’t due to the horrible management that seems to be on a revolving door."
"Lot of Pros, minimal Cons, overall great experience with the Overlook I've stayed at a community once where I was being charged for maintenance, parking, garbage removal, and even lease renewal fee, where at the Overlook, it was all included and there was no fee to renew. Management was very welcoming and upfront about everything, I really appreciated the transparency. The gym was included as well, which is a great perk but I barely used it, there are bike trails all around Piermont, which is awesome. Maintenance was great, on-call and fixed any issue I had pretty quick. Apartments are updated which is tough to find in this area, with good closet space. I do however recommend an on-line payment system and wood flooring would be phenomenal. Great experience/stay at the Overlook, I'd recommend it to anyone looking in the area."
