"Pros: - front desk staff are great - apartments are usually in a reasonable condition - handyman generally comes within a couple days (only for simple things like replacing a light) Cons: - elevators are slow and often only one is working - management is impossible to reach - electricity and amenities fee is expensive - packages get lost often - if an appliance requires a replacement instead of a fix, it can take multiple months (e.g. dishwasher/fridge) Basically just pray that nothing breaks during your stay because it will probably not get fixed, but otherwise it is an okay place."

"So far so good. They replaced our fridge after it leaked coolant very quickly. Maintenance requests get done. Amenities are available until 10pm (ideally open later but still works!) Staff, including front desk and janitors, are really sweet. There's laundry on every floor. Trash room gets cleaned out like once a day. Lobby is clean and air conditioned. Units have tall ceilings and 700+ square footage. Package sorting is decent. Only things that surprised me were the mandatory amenities fee ($15/person) and electricity bill during the summer. Will lookout for unreasonable monthly charges and rough lease renewals. Still, I like it here right now!"

"AVOID LIVING HERE AT ALL COSTS!!!!!!! Wish I could give this building 0 stars. The absolute worst management company filled with fraudsters. Had a ceiling leak with mold for 7+ months unaddressed after sending over 55+ emails and daily calls for about 2 months without response. For 14 months of my lease, bedroom air conditioner was broken where it couldn't even blow a piece of paper in front of it and was never repaired / replaced. Lost hot water at least once a week. Laundry machines take 3-4 dryers to dry clothes, that is if their machines are even in use / turned on. Their phone is never answered from management and they call from a private number (only once they ever returned my call). They lie in their lease process promising things on a written and verbal basis and do not follow through. Aside from the excellent doormen staff, this is possibly one of the worst organization's and buildings I've lived in at NYC and have ever seen from a professional viewpoint."

"The building is great, but the management is disgusting. They charged me $50 for nothing, when I tried to get explanations, they just couldn’t do it. Besides that they increased my rent by 95%, that’s absolutely crazy! The gum is open from 6 to 9, which is quite inconvenient! Although in the welcome letter it was said that gym working hours is from 5 to 11. The terrace is always closed and the construction is constant. By the way, the charged me $200 for trash that wasn’t mine when I moved out. Thanks for my lawyer which help me to get back this money. They possess yourself as luxury apartments but it’s not true at all."

"Living at 90W has greatly exceeded my expectations. All of Moinian's staff from the concierge to maintenance are professional and extremely responsive whenever we need something. I love my view (WTC to the North, Hudson River to the West) and 90W's amenities (rooftop, gym, club room)."
