"This place is beautiful I have called here on Thursday and I spoke with Megan. She is very nice and respectful she answer all of my questions and she kept me updated with everything. I don't know where You found here but keep her because she makes every one feel welcome and she always has a positive vibe. Thank you for every thing. If I could give 10 stars I would. I also did a tour with her and she really knows a lot even though she is new."

"Najae and Willie are always here to make living in the apartments a valued experience. Since Najae has come aboard, any concerns we have are immediately addressed and relayed to the respective people to have them fixed. Willie is without a doubt an excellent addition to this team. He is knowledgeable and fixes anything that needs to be with urgency and excellent detail. The only negative here is the horrible renovation team utilized, but that does not reflect on the two above mentioned, as they do not employ them."

"Jesse Clark is an excellent maintenance person. He listens to the concerns and works to make every interaction a wonderful experience. Years ago I had a pipe burst late at night and Jesse was there within minutes with industrial fans and mops. I am so happy he is here."

"The two stars are because the residence of this neighborhood are amazing otherwise we would have given it 1 star. They will promise you all these amazing upgraded amenities coming soon because the complex was bought out a couple years ago by Spark but in the year and a half we lived here we saw absolutely none of those even started. What we did see is a dramatic rent increase as if all of those amenities had already been completed. The building are old and need a fair amount of maintenance but good luck because it is nothing to wait months for a repair. We went almost 3 months with no power to the entire back of our apartment before it was finally fixed. Several of our neighbors went equally long times without washers and dryers or with huge holes in the walls due to water damage before they would finally come and patch them. Heather in the leasing office is great, friendly and personable and does her best to keep the tenants happy but the higher ups seem to provide her with none of the support or tools to accomplish that goal. Bottom line, we paid the exorbitant fee to get out of our lease early because it just wasn't worth staying another 6 months."

"When this was managed by Friendship Heights, it was the #1 apartment complex in Culpeper for 4 years straight. Since Spark took over this year, it has fallen downhill fast. There is no longer a manager on site so phone calls go unanswered and it's extremely difficult to get someone to return the call. Supposedly Spark is working on hiring someone (5 months after the previous manager left). There is only one maintenance member on site to take care of issues on the entire site. He is trying the best he can to keep up but he is weeks behind. Supposedly Spark is working on hiring someone for this position as well. Rents have increased dramatically. Previous management gave discounts to teachers, healthcare workers, first responders and police. New management did away with this incentive. We no longer have the secure feeling of seeing police cruisers parked in the complex as they have looked elsewhere for more affordable rentals. New management also now charges for services such as pest control and trash service. Pest control has been in once since the first of the year. They also allow the pest control staff to enter the apartments without a maintenance member present. Not very secure knowing strangers can roam through at any time. We are now charged $37/month for trash service. Multiple times since the first of the year, the garbage has piled up on the ground around the dumpsters for days. Multiple times we have seen buzzards and animals dragging the trash around. This is not only disgusting but a health hazard. All with in view of the main entrance. That certainly would make me want to rent here. Hello Beautiful..."
