Lerner Falls at Flint Hill

"Really frustrated. Garage and elevators break all the time. Be prepared to pay for everything, even your own repairs. And heaven help you if you do not work a 9-5, because the main office does not understand how much work you have to do to accomodate their schedules."

"I lived at the Falls of Flint Hill for 13 years. I loved it! Everyone from the leasing manager and staff to the maintenance people were always kind an professional. I would highly recommend the property if you're in need of an apartment! I will miss everyone:-)"

"I was a resident at the Falls for over two years and my honest opinion is that the property management is abysmally terrible. Elevators and garage doors are frequently out of service for long periods of time. On more than one occasion, elderly and disabled tenants were stranded and unable to enter their homes due to the malfunctioning equipment. Each time, attempts to contact the property manager for help were either ignored or met with hostile responses. Thankfully the nearby fire department was willing to assist tenants that were stranded. It was later discovered that the elevator safety inspection was expired (a problem that persists to this day). Despite numerous complaints from residents, Lerner provided no assistance and made poor excuses for why repairs would take months and made no attempt to help tenants. There was also a serious problem with car break-ins and burglary for a while. Several residents expressed concerns about the crimes and asked management to install security cameras in the garage. The property manager refused and instead blamed residents for not securing their personal belongings better. (This was particularly insulting because Lerner has security cameras installed in their offices and main entrances). Police and firefighters seemed to frequently visit the property. I did not feel safe while living at the Falls at Flint Hill. In addition to the serious safety issues, I was deeply concerned by the unprofessional and frankly rude behavior of management. When I asked for help accessing my online resident account to pay rent, the management refused to contact IT support and insisted the problem was my fault. When I expressed a concern about paying rent if I couldn't access my account, the management berated me and claimed I was "choosing not to pay rent" to be difficult. This disregard for tenant concerns was sadly common. On another occasion, I came to the front office to inquire about my account being double-billed for electricity only to be mocked and yelled at by the property manager who demanded I leave the premises. I understand that managing a large rental property can be stressful, but I don't think that should be an excuse for disrespecting current tenants. Other serious issues stemmed from concerns about burst water pipes and flooding during winter, litters of cigarette butts/trash below some balconies, out-of-date call boxes, and delays in billing & processing lease documents. My advice to anyone considering moving to the Falls at Flint Hill is simple: don't do it! You will pay way too much in rent only to live in an unsafe community and be mistreated by management."

"We moved to The Falls from a big house nearby almost 3 years ago and love apartment living here. With the fitness center and the outdoor pool, it's like living in a resort. Maintenance for the apartment and daily common area cleaning ensure that everything always looks spit spot. Beautiful landscaping with walking paths adds to the pleasant ambiance. Hoping Lerner installs some EV charging stations this year and recognizes the need to maintain the campus' infrastructure which is starting to age. Could not be happier with our choice!"

Situated in a peaceful neighborhood, it offered a serene environment away from the hustle and bustle of the city. However, it was still conveniently close to various shops, restaurants, and public transportation options. Furthermore, I appreciated the prompt responsiveness of the management team. Any questions or concerns I had were addressed promptly and efficiently, ensuring a smooth stay throughout. Overall, my experience at Learner Falls Hill was exceptional. I highly recommend this apartment."
