"I really wanted to like this place because the apartments themselves are cute, but the management and maintenance are terrible! It seems impossible to get help with any maintenance issues that aren’t listed in their “emergency maintenance requests”. I had problems with the apartment from day 1, with the knob on my shower literally breaking off (preventing any use of the shower) and maintenance did not come to fix it until 10 days later. We are currently going on month 3 of having a mouse infestation (we have caught 6 mice at this point) with no end in sight, and they have even started to get into the bedrooms, leaving poop everywhere and eating so much of our food. Most recently, my toilet has been continuously running for the last month and making terrible jackhammer noises that are so loud I can hear the noise out in the common room even with the bathroom door in my bedroom closed, and the line that connects the toilet to the pipes in the wall is literally shaking, looking and sounding like something might burst at any point. Despite multiple maintenance requests over the last 3 weeks about this issue (as the noises have gotten worse and now seem to be happening in the pipes connected to the bathroom sink as well), in addition to multiple attempts to contact the leasing office to get this looked at in fear of a pipe bursting and causing major water damage in the apartment, I have gotten no response from anyone. Do yourself a favor and live just about anywhere else in this area, because paying $2800 a month for an apartment like this is definitely not worth the hassle and quality of life this complex provides. Care for current residents is nonexistent with their maintenance and “office appointment by request” policies. I am very disappointed with Eaves and AvalonBay."

"I wish negative stars were a thing. Because this place deserves negative 5 stars. Firstly, there are mice EVERYWHERE. I'm basically sharing my room with them at this point. And also the noise is unbearable. You can hear college students partying at 3 AM which is absurd. As someone who has to go to work early in the morning, I'm absolutely exhausted during the day because I can't get any sleep."

"Living here is fantastic; the community is consistently clean and conveniently close to the college, which is a significant plus. I've been in this neighborhood for a year now, and Eaves stands out as an excellent apartment community with top-notch customer service and leasing staff. Any problems within the apartment are promptly addressed within a day. Ahmad, from the leasing office, is both friendly and efficient in resolving issues quickly. Overall, the experience is highly convenient and transparent."

"Just a heads up for those who want standard clean living conditions… beware. If you have an issue with other tenants who attract mice, you can account for this apartment rental company to neglect the care needed to resolve the problem. Rather than hiring professional mouse exterminators, they instead attempt to do it themselves with no success. These apartments from my experience are mouse ridden and generally unclean. If you like to have unhygienic conditions to live in, this is the place for you. The prices you pay for you might as well find a barn as you will make just as many mouse friends there as you would in this living space."

"We have had a wonderful time living in the eaves community. The maintenance staff has been extremely courteous and helpful. Quick service and emergency service whenever some repair came up. They made the renting experience simple. Alex, one of the maintenance staff has been gone out of his way to help us. Including us while we moved."
