"**LOOK ELSEWHERE** (If you’re looking for a real review read this) Safety : NO SAFETY, management doesn’t care, our apartment was broken into, we went to the management office to report and they were extremely uncaring and nonchalant. The complexes have NO CAMERAS installed anywhere, so if anything happens to you, it’s on you and the police. The only cameras are where the offices are, they matter, residents don’t. We had to call the police and give our report, not one time did management call and ask how we are and if we’re okay, they only sent their maintenance to fix what was broken into and that was it. They only care about you paying rent. Die, live, breathe, they don’t care, what they care about is when that rent is due. Safety here is a joke Management : re irritating what I️ said above, management is weak. Very uncaring human beings, which is weird. Why are you working in a customer service based job if you don’t care about customers ? Leave and go do something else with your life this is not the only job in America. They only care about themselves, and how good they look to new customers. The main office is all cute and decorated, not for them, but for whoever may walk in the front door, once they have you as a customer, they will treat you like garbage. I’ve had a neighbor that moved a month ago and she complained about the same thing, they can careless about you as long you pay your rent ON TIME. Residential Area / Fees / Building structure etc : The people that live in these residents are nice, they mind their business and keep it moving. If you’re looking to rent, look closely at the windows and make sure they’re secure as some attempted robberies have been happening here. Make sure you’re covered with insurance because if anything goes wrong it’s on you. There’s fees for breathing here, there’s fees for parking, there’s fees for taking out the trash and, there’s fees for pets. If you have a pet, you’ll be charged $400. Now depending on when you’re reading this, the price might’ve changed, however from the time of writing this review, we were charged $400. Now the upside of the residential area is that the Pool is nice, gym is really nice, the area around is good, a lot of shopping centers around and gas stations, so you won’t feel out of touch. The building structures are old and scaly, they are worn out and getting very outdated, obviously no renter can do anything about that, but be weary of that if you care about where you live. You want to live somewhere nice, not somewhere that looks nice in the inside but like hot garbage on the outside. Remember though, Amberton is a business, all they care about is their bottom line and getting their rent money on time. Over all experience / final thoughts : Amberton apartments is not the only apartment complex in Manassas, Virginia or Virginia for that matter. I️ give them 1/5, 1/10, 1/100. All because of management, fees, and lack of security. SECURITY IS A BIG ONE on why any human being will choose to live anywhere. Security is key, and Amberton lacks that. If you choose to live here, do at your own discretion. If you choose to live here, a short stint would be best and leave and live somewhere else. Make sure you always pay your rent on time, 5min late and they will send you a letter. Make sure to install your own cameras if you decide to live here, you’re not protected by property. Make sure you have patience when speaking to management, as they will run your patience meter to overload if you let them."

"Don’t live here.. one of the worst complexes ever. They have an absurd number of pointless/dumb rules. For ex: they have a time limit for you to have your Christmas decor up. (on the balconies you pay for). Another ex: if you park on the line in the parking lot, they’ll tow you. Also.. they tow after 7pm. They don’t even do that in Alexandria apartment complexes, which are far more strained for parking spots. We highly advise you find elsewhere to live.. the only good part about living here is that the neighbors & neighborhood typically minds their own business. 06/23 Update: The property managers onsite are wonderful, especially the main one Kim! She’s always been extremely helpful & willing to work with you. The complaints above do not in any way have to do with the kindness & patience of the ladies in the front office. Kim is the GOAT fr fr, s/o to her!"

"Great place to live! Management is on it! I just moved in last week and any fixes I needed have been addressed very accordingly! I am very pleased with the Manager Kim, she's very friendly and responsive to any questions or concerns you have. They made everything easy and evident so there was no confusion! I love how quiet and safe the complex is, and the amazon hub is so fun to use! if you are looking for affordable and safe rental this is the place to be!"

"Everything is average and decent, but I definitely feel that there has been too much miscommunication about certain aspects of the lease (rent and utilities) than what was originally expected. Maintenance is great, but the pool was dirty with 1/4 covered in leaves (and it had just opened for the season not too long before this was experienced). Parking is mainly full, but there isn't normally a problem finding a spot farther down in the spare lot. The office does provide some community appreciation events which is kind. I don't plan on ever coming back after my lease is over because I feel misguided and it leaves a bad taste in my mouth. -Update- Amberton's office staff are definitely on top of trying to make any situation right again, and I appreciate their support and kindness they have showed me"

"This is our second lease with Amberton, and we love it! The community is quiet enough that our toddler can nap at any time of day easily. There's always plenty of parking, trash bins are never full, and the office takes great care of everything from landscaping to maintenance requests. The office staff, Kim and Masiel, are responsive and attentive, and always present in the office. Maintenance is wicked quick and all easy to get along with."
