"I have recently moved my parents in to an apartment here at the Residences at Simonds Park. From my very first contact with Henry at On Mark Living things went very smoothly and he was helpful with questions and requests. It is a newer building and the apartment was freshly painted and cleaned prior to move in. The staff has been very accommodating to needs and requests. Our experience to this point has been a very positive one."
"I have been living in this building for two years. There are a lot of things I like about Residences at Simonds Park. 1) Location: The supermarket is 1 block away as well as a shopping plaza with a coffee shop, dry cleaners, restaurants, bank, etc. The police Station, Fire Department and post office are two streets away, about 5minutes walking and less than a minute by car. 2) The building: This apartments are very new, high ceilings, W/D in unit and most important: very quiet. There is a gym downstairs that has a good set of dumbbells, elliptical, treadmill and a pull down machine. I work out in that gym and haven’t noticed any unpleasant smell; on the contrary, it is always clean and the building provides paper towel rolls. This gym is in the basement which makes it very convenient since I don’t even have to leave the building on snowy days when my regular gym is closed, or on excruciating hot days that draw my energy while driving to my regular gym. There is good ventilation in the gym and a digital thermostat that controls the temperature. I don’t own any pets but there is a dog washing station in the basement as well. I also get general messages from the management team warning all residents with pets to be careful with landscaping procedures. There is a park with tall pines across the street from the building for those who want your pet to run and have fun; also, 2 blocks to the left of the building there is a common park completely flat with plenty of grass. In the 2 winters I have spent here, the snow removal has been on point and punctual. 3)Garbage disposal is in a room located next to the parking garage in the basement. During my two years here there was a period that lasted about a week or so in which there was a pretty bad smell in the garbage room. Before that week and after that week during my two years here the garbage disposal room has been clean, well kept and odor free. There are 5 dumpsters, 3 for perishables and 2 for recycling. In my two years here never I have seen the dumpsters overflow. So in a winter storm, when my kitchen garbage cans are full, I can just walk downstairs without leaving the building and voilá. 4)The management office is located in another property from the same owners. During office hours someone will always answer the phone (in my experience) and during off hours a third party live operator will get in touch with the emergency team if needed. In the 2 years I lived here I haven’t experienced any problems with disconnected lines. I have not had any serious issues in my unit except for a couple of minor things that needed attention and were taken care of promptly by the management office. There is a water consumption bill that is well explained, I am not saying I like it, I just said it is well explained, so when I get the bill I pay it and I take a shower! Although there is no leasing office on site there are staff members at the building every day. 5)Rent is not cheap here but it is highlighted in bold letters on the first page of the lease agreement which I read before I signed. Consider this, this same apartment in the middle of nowhere would cost a fraction and this same apartment in the middle of Manhattan would be unaffordable. So the trade is I give them my money and they give me title to live here for the extent of the lease. 6)Lastly, my neighbors are really nice and quiet."
"EDIT FROM 4 to 1 STAR : 1/2022 - DO NOT LIVE HERE. Especially if you have pets, reconsider living here. They say they’re pet friendly and they have bags available for potty, but they don’t use pet friendly fertilizer on the grass (and they don’t notify you when they’re going to be treating the grass), nor do they use pet friendly salt in the winter. The lawnmowers, on two occasions, cut up rodents and spread the guts all over the lawn and sidewalk. There is no management on site to take care of issues, and the phone numbers are disconnected. You cannot get in touch with anyone at the main office as a resident. Our heat went out while we were out of town, we arrived back late at night, and there was no way of contacting them, even the emergency line has been disconnected. 1/2020 - The building is beautiful. There are many apartments and underground parking. Water filters in the fridge. Trash cans come in unit. Disposal in sink. Two floors only. Elevators can be lined for moving purposes. High ceilings make units feel more spacious. Very modern looking decor/back splash. Flat electric stove tops. All new appliances. There is absolutely no phone service in the basement where the resident lounge, parking garage, fitness center, and storage units are."
"very very very poor service. away here go to find others apartments. we made appointment 3 days ago to let somebody show the apartments. when we already there wait outside 20minutes and get a call said they are in meeting so nobody can show. they treat customer like this. never trust them to make appointments with them just waste time and disappoint. they doing their job like this and we do not think they can rent at all. they have no leasing office there so no convenient at all."
"New apartment building, Spacious units. nice location. but Very high rent and you get zero amenities compared with similar new apartments in the area. Management team not timely at fixing problems in the unit. Arbitrary water bills that is guesswork calculations (that include hidden costs they should be responsible for that is covered in rent like maintenance of grounds) not based on actual per unit consumption. No onsite staff."
