"Basically have a monopoly of properties in Amherst so they can rent HORRIBLE quality housing for high rent. There was lacking communication and when we did receive maintenance and other information it was conveyed in a pretty rude way. Would recommend college students go through an individual landlord because I had a much better experience renting the two years I chose to do that. Edit in response to the reply I received: This was not completely accurate so it seems necessary to elaborate on the lack of communication issue so I’ll explain the situation. We had submitted a form provided by Valley Property Management on which the new tenants signed in agreement to take items/furniture that had been left there when we moved in. Without any communication from Valley Property Management a significant portion of our security deposit was talked from us even though we left it in MUCH better condition than when we first moved in. This was both unfair and, to my knowledge, not even legal. That was one instance of the lack of communication I mentioned above in addition to our concern about loud animals in our walls during our lease which was repetitively ignored. These things are to be expected to some extent when living in college housing but I have lived in three houses in Amherst and would suggest going through an individual landlord over this company."

"Rented from them for a year. Felt the communication lacking on their part. Had to ask them for warning before maintenance would come to the house. When we asked for the warning, they responded in a passive aggressive manner that we found to be uncalled for. When it snowed, our driveway had not been plowed by 3pm and I emailed asking if they were coming as I had to work at 5. They responded with basically "we have a lot of houses we will get there when we get there." Most recently, we had a portion of our security deposit taken for a paint job in a bedroom. When we asked for confirmation as to what bedroom it was, and expressed concern that this was addressing damage to walls that was there BEFORE we moved in, our emails were ignored and we had to ask multiple times just to receive short and unhelpful responses. We waited weeks and tried multiple times to get an answer from them and all that we got was "it's a very busy time of year" and "there's no way to know." Very disappointed after having rented from them for a year, paying every month on time, being respectful of the property and neighborhood, and not being met with the curtesy of timely response or even a little effort on their part to help us out. It's a shame because they manage so many properties in the area, but if you have an opportunity to rent elsewhere, I would take it."
