"I’m adding a star for the ability to walk to work in Center City and the concierge, who generally are very nice and helpful to their best ability. First, I am a firm believer that if an apartment does not have the proper equipment or capacity to handle dogs, then it should not allow dogs. I have lived in buildings that allowed dogs but the buildings had plenty of measures in place to keep non-dog owners happy: soundproof units, daily sanitizing of public areas for dog waste, and strict and efficiently enforced bans against noncompliant owners (picking up waste, noise). Moreover, because the rules were so strictly enforced, residents either had very apartment friendly breeds like Greyhounds or similar breeds that didn’t require constant supervision, or had dogs they knew from personal experience were non high maintenance. 1213 Walnut has failed to set any expectations, rules, and consequences with dog owners and hence this apartment is overrun with badly behaved owners and their pets. I have never seen so many breeds that require at least a backyard in other apartment buildings I have lived in and owners who have no clue how to take care of these breeds. I lay the blame for this dog situation squarely on 1213 Walnut for lack of any enforcement and for its lack of foresight in allowing barking dogs into units where the walls are so thin you can hear your upstairs neighbor walk around in sneakers. The cleaning is atrocious: there is now a permanent stench of stale urine on the amenity floor when you get off the elevators. Second, the amenities themselves: as a preface, I am paying $2300 a month for a studio and I expect some quality. The exercise room’s treadmills, the FOCAL point of any exercise room, are uncalibrated and one of them even tilts to the side. There are only two ellipticals. The exercise room is functionally equivalent to a Motel 6 fitness center; it certainly is more spacious and looks nicer, but I need for the equipment to be more numerous and for it to work. I constantly have to wait for a broken treadmill. The rest of the amenity floor I don’t use generally. It’s nice looking but the few times I used it I wanted more privacy for WFH calls; internet is fast. Then the appliances and the layout of the $2300 studio itself: not great. For the layout, the apartment lacks privacy when the window shades are up. I can see straight into my neighbor’s apartment. That’s bad, especially since the bed space is right next to that window. The bathroom is a nice size but, again, for $2300, there should be a tub. I like occasional baths for relaxation but maybe it’s not as important for others. The layout, however, is not as bad as the appliances themselves. The appliances need to be updated. The dryer does not dry completely and has an issue with the dryer sensor, so it stops prematurely on almost every load. The dishwasher is a half size and the oven is a half size and the fridge is a half size. I would’ve given the small sizes a pass but it goes with the cheapness mentality of the management. It’s also an overall small apartment: barely 500 sq ft. On the plus side, and very important: the climate control works fine but it takes like 15 minutes sometimes to switch on. Lastly, management: incompetent. I don’t know what it is management accomplishes, but as a lawyer, I hold competence in the workplace in high regard. Management straight up lied when they told me in a memo that it would take a business day to make repairs to my HVAC. It took about a week. And whoever was in charge forgot to lock my door at the end of four of those days even after me reminding them after the second time it happened. I would come back from work to find that my door was clearly unlocked: you could see from the daylight seeping through the door that was slightly ajar. Nothing was stolen but I want to share this story to show how little management cares and, if you get mad at incompetence, you’ll be in for an infuriating lease term. I won’t stay here past my lease term because I’ve found so many other options. Shame on you, 1213 Walnut."
"Oh where do we start. First off, the front desk staff is wonderful. The building quality and leasing staff are not a reflection on the very friendly day to day operators. For a “luxury” building, our trash and recycle chutes have been broken for months, leading to trash piling up and making the halls smell atrocious. These are simple trash chutes, but apparently too incompetent to replace a handle. We’re missing lights in our hallway, the trim is coming off of the walls. And this is “penthouse” level. The noise of center city is expected, and not accounted for in this rating. But you should know even on the top floor it is incredibly loud. Constant street racing, dump trucks, construction. Barstool Sports is around the corner which means weekends are drunken shouting matches that the entire neighborhood gets to hear. Ear plugs are recommended, and anything below 10th I wouldn’t bother. As for their “technology” platform, it is a mess. They have multiple portals, one portal has maintenance requests, however, despite being able to put in a request - you should magically know there is an entire other website for service requests. The portal for rent payments will charge roughly 2% for debit card payments, which is illegal and against Visa/Mastercard terms. They do not seem to care, and are apparently unable to read the terms and conditions directly on Visas website for processing debit cards. If you like corporate incompetence, loud noise, and lack of building maintenance in common areas this is your spot. And again, not speaking on cleaning that is all fine - the building itself is broken in many areas and there must not be any handyman around. With multiple buildings going up in center city, take your pick. This building was recently bought out by Goldberg, they seem to want to save on costs and nickel and dime instead of maintain the reputation this building had. Good luck!"
"Management has been informed of numerous safety complaints and has consistently failed to respond in a timely manner. Strangers are randomly let into the building with no questioning where they are going, and have vandalized property and harassed residents. I’ve lived here for almost a year and have not only raised multiple serious safety concerns to management, but I’ve been dealing with a cockroach AND mouse issue on my private outdoor space (which is on the third floor and NOT at ground level). Don’t be fooled - negative reviews of this building are PROMPTLY taken down so as to protect the image. I have sources. The lack of ability to respond to a safety issue in a timely manner is appalling and is why I’m writing this review."
"I’ve lived at 1213 walnut for over 2 years and plan to renew again. Not only are the apartments fantastic quality, but the amenities feel like ‘luxury’ and the management are ACTUALLY reasonable with you. Maintenance requests are typically completed within the same day or the next day. As of the time of writing, there’s also a great cafe and a veterinary office underneath the building. From a location perspective, you are right near a CVS, UPS, the best restaurants and happy hours, a chipotle, Starbucks, and more. The management also puts on events with free food, drinks, and games. It’s honestly really special, and makes the building feel like a community. The building recently switched from Bozzuto management to Scully, and it is a noticeable difference (in a good way!)"
"I've lived at 1213 Walnut for over 2.5 years and I have enjoyed living here every one of those days. Some of the highlights of why I love living here: - The Concierge Team is friendly, efficient, and always working to protect the safety of 1213 residents. - The Maintenance Team is 2nd to none. They keep the building/property clean and they respond quickly to any individual requests. - The Management Team works hard to build a sense of community at 1213 Walnut. The resident events hosted by the building are worth going to, like our most recent event: "BBQ and Brews" - The building is very dog friendly, which is great for me and my Scottie (although he can be a bit of a curmudgeon at times!). - The other residents are pleasant. I've never had a negative experience with any resident within the building. - The neighborhood is dynamic and everything you need is within an easy walk. If you're looking for a great, safe, and easy place to live in downtown Philadelphia, look no further. 1213 Walnut is where you want to be."
