"Incredibly unhelpful and unprofessional management. The team are rude and not willing to do their job or assist tenants in any way. They contact my housemate to discuss matters that I email them about (even though we are both on the lease, and I always put my mobile number on my emails), and that's when they actually follow up! There has been damage to our apartment that occurred sometime between signing the lease and getting the keys, and despite notifying them many times nothing has been done. they don't notify tenants when work will be done that interrupts services (for example the water pipes stop working when maintenance is being done and there have been multiple occasions when we were not told beforehand) and they don't know where the gas and hot water meter is located so that we can dispute our estimated bill."

"Be aware that Unit 20411 has a big balcony so you will find various trash from upper level from time to time and the “very helpful” management can do nothing about it. Also carefully check every inch of the room and take photos before you move in to keep all your bond when you move out."

"it's not a cheap apartment, but extremely bad property management team , very impatient, no customer service spirit at all,!!! i was a tenant living there for 4 years, and just end of lease 3 weeks ago, BUT still DID NOT get my bond so far!, firstly, i was trying to move to another property inside the same building, for another year when my lease end, and they just no reply to my application form for 2 weeks, so i immediately changed mind, and rent another apartment nearby, it's so funny, in such a terrible market, so many vacated room inside this building, but they dont care of the good tenant like me! During last 3 weeks, i arranged the cleaner for twice, when asked them final inspect, they just ignored your email and call, and always pretend to be busy, kept delay. after that, again, they asked me to repaint all the wall dents, scruff, etc, when i tried to arrange my own painter as they requested, they instructed job need be very professional, like doing a new building finishes, Jesus! and they also tried to cut me $800 cleaning fee from bond , and said normally they don't need get the tenant permit, when i found someone from market, costed me $200 only, very bad experience, no customer service at all, such horrible and arrogant team !"

"Pretentious, Disdainful and Unprofessional. I have rented many houses and apartments in Brisbane, and this place is by far the worst experience I have ever had. They behave as if they were a luxury complex for international students, but what they deliver is a disdainful, unprofessional service that ignores many of your requests. Also, the property managers are extremely unprofessional. They take everything as a personal attack to them, and try to make you do their work for them (such as making you call someone to arrange repairs for something that is broken, rather than arranging the service for you). If you are an international student new to Brisbane, I would recommend you avoid this place. They will also work hard to take part of your bond when you move out, blaming you for damages you did not cause (my friend and I had this experience). So, be careful when you move in. A few things I have experienced in this place: they throw dirt into your apartment when they clean the corridors; the lifts malfunction often; the gate to the car park is old and noisy; the rubbish bins are left exposed outside, which attracts insects constantly. I used to pay $420 here, then moved to a better place where I pay $295 and have an outdoors jacuzzi right next to the swimming pool, a super quiet gate to the parking, and they keep the rubbish bins indoors as much as possible, to avoid attracting insects. Plus, they acknowledge how damaged the apartment already is when you move in, providing many pages of photos with details of everything, unlike Urban Edge. So, from my experience I would never advise anyone to rent here."
