"Never in my 11 years of renting have I met a letting agents who holds such contempt for its tenants. Utterly incompotent to boot - would warn any landlord or tenant considering doing business with this sad excuse for an estate agents. Repairs: we requested a window to be fixed for the full 12 months of our tenancy. The sealing had gone, causing damp and leading to mould - as we pointed out to them within the first week of the tenancy. They of course did nothing but offer empty platitudes and typically tried to charge us for the cleaning of said mould when the tenancy ended. They were not successful Unprofessionalism: 1 month before the end of our tenancy, we were told we had to leave the property at the end of our 12 month fixed contract - we wished to stay on for a couple of extra months but they declined. This is fair enough. What is not fair enough, is the day before we move out - we ask about the moving out procedure and that same pathetic excuse for a manager told us we had not given notice, despite him telling us we had to move out 1 month prior. He then claims that we misunderstood him telling us explicitly that he would make sure our tenancy would come to an end. He then began to try and intimidate us with his infantile understanding of the letting contract. As you can imagine, he was woefully wrong. Our tenancy ended on time, the landlord was left with an empty property and we got our full deposit back."
"Landmark have been the worst letting agents I've ever had the displeasure of renting with. The 1-bed flat we rented (for £1320, no less) could have been stunning if they'd bother to have taken care of it. Double glazing on a beautiful french door was compromised which they refused to fix, after a full year of emailing them to chase them and warning them this would lead to mould in the property, they wouldn't even send round a glazier (refusing to do structural repairs is illegal under housing law). Josh, when I told him there was a draft during a cold winter and energy crisis, sarcastically said "ooh, a draft" as though expecting functioning windows was an unreasonable request. They then tried to claim from our deposit for said mould I warned them about 2 months in. We got our deposit back from these greedy charlatans via the dispute service (even though they'd put it under the wrong name for the tenants, indicating their cognitive ability and attention to detail). If you must rent with them, don't compromise on your deposit and go through the dispute service to get your money back. Any time they did manage to send someone for different repairs, they constantly flouted the 24 hours minimum notice period (which is also illegal), and would seemingly vanish from email communications for weeks, though every time I walked past their office they all had plenty time to browse online shopping. Even though I had asked for a rolling tenancy a month before the end of our 12 month contract, they refused this and Josh told me "that would not be possible". When we asked about returning keys the day before the end of the tenancy, Josh then claimed because we hadn't given them 1 months notice we'd be liable for 2 months rent (illegal), and I had made a leap of logic by assuming he meant a rolling tenancy "would not be possible" when he told me "that would not be possible". I do have to hand it to landmark, I've never been gaslit by an estate agents before, so I must thank you for the novel experience. In short, I reckon Lucifer himself has a higher standard of ethics than Joshua. Avoid if you like your home to be liveable, and believe letting agents should generally follow the law, rather than the pound signs. Max and Liv were nice though, I will say that."

"I rented a 2 bed room flat in Barking through Landmark estates. The apartment itself is nice, spacious and modern. It has digital controls for showers and taps, heated mirrors, etc.. But, neither the landlord nor this agency has any clue on the maintenance of those digital stuff. Each time a digital tap/shower malfunctioned, they went radio silent.. They were lost and had no idea on how to fix them. They took 6 months to fix the issues in bathrooms after I gave them the leads about plumbers who can fix them. They showed no remorse, I had to pay full rent even though the bathrooms were partially operational for 6 months (I was dumb to be honest). When moving out they wanted to charge me for cleaning (even though I cleaned it), when I requested them to waive off those charges as the bathrooms were not fully operational for 6 months, they refused to waive them off citing landlord has not agreed. Also these people have taken nearly 45 days to release my tenancy deposit, that too after a thousand follow ups through phone calls and emails. Bottom line, they are not the worst, but not so great too, like many estate agencies, they are money focussed and will do everything to keep their landlords happy, dont give a flying fpuck to tenants."
