"Pool is green and the filters are filled with leaves. Gate doesn’t close so it is always open. Treadmill in the gym is always broken. Constant yelling and arguments in the community."

"Well, from the first reviews I read my review will include them. And my honest and truth filled opinion is that these are very nice and quite lovely condominiums or townhomes, which ever you prefer. Have not had my run in with any bad or rude staff members 2 security guards I spoke to were very polite and informative. As far as the neighborhood goes that's what I believe they are trying to dois win back the neighborhood by placing something as this in an area. Live your life and enjoy it, just not at the cost or expense of others. I love here now. 09/01/23 and we are more then fine."

"Where to begin? Terrible management from the beginning of move in (July 2021) until moveout (January 2023). Our unit was vandalized by another tenant in September 2022 (on video) and after no help from the on-site property manager, and numerous follow-ups, the garage windowpane didn't get fixed until December 2022 and the internal damage to the garage still wasn't fixed by the time we moved out - over 4 months later - despite being told it would get taken care of in October. On top of that, the price of rent does not reflect the value of the unit for the neighborhood/location, and rent was additionally raised twice during our lease without any increase in value to the unit/community. The gate did not work a majority of our time living there and we did not have access to the "amenities" (locked pool gate, never given new keys or codes, broken fitness equipment, etc.) for nearly half the time of our lease. We were charged a cleaning fee upon move-in, which we were thankfully able to get refunded, as the unit was filthy. Despite maintenance requests to fix our upstairs screen door (before moving in and after) it was still broken/never fixed in the 18 months of living there. We also submitted multiple various maintenance requests that were left as open tickets for months and then closed without ever being resolved and more concerningly, without communication to us. Upon moving out we were billed for various cleaning and damages fees. While we did have a few minor cosmetic damages that we were able to fix ourselves (i.e. nail holes that were patched and painted over with matching paint), we were billed $112 without explanation as to what these charges were covering (i.e. we suspect the garage we were told we would not be financially liable for). When we asked for an itemized list we were just resent the original document that said "Damages - $112." On top of that, our refund checks were not issued to us within 14 days of move-out (we did our move-out inspection early, but were on the lease until the end of January) as promised in the lease agreement. We did not receive our refund checks until March 2023 (well past the 14 day mark of either move-out of the end of lease) and only after following up TWICE. We tried bringing up all of the above on numerous occasions with the utmost respect and kindness as we more than understand that some of these issues were out of their control (i.e. the vandalism from the other unit's tenant) and that things in general just happen and were disregarded and always had to be the one's to follow up. The unit itself was nice enough but the headache of trying to deal with the XCD Realty Inc. company is enough for us to stay away from Zen on 50th as well as any of their other property management companies for the foreseeable future."

"I live on zen on 50th and was told the place would be cleaned before moving in. I turned on the electricity the day I was moving in only to find that the cleaners just got there and didn’t start until just then due to there being no electricity. My movers were coming in 2 hours. I delayed my movers because cleaners were no where near down cleaning. I delayed the movers 4 hours (that was an extra 500 I had to pay). When I got into the house after the cleaners, the place was absolutely disgusting. I’m not sure they cleaned anything. There was hair in the shower, dirt all over the walls, still a footprint on the wall, pantry was disgusting, oven had an explosion in it, and there were belonging still in the garage left. I asked for my cleaning deposit back which Sean said would be refunded and I never got back. I’ve submitted numerous amounts of maintenance requests and none were resolved. I had to go hire someone separately to get the job done. Garage door stopped closing, maintenance didn’t care, despite me having valuable items in my garage. Washer is flooding my house and maintenance still does not care. This is causing mold to grow, and the flooring to have to be redone after I move out. The new property manager that took over for Sean is charging all residents for everything they were ever worth. Trash cans not put in garage, pet waste in my own backyard not being picked up daily, parking in front of your garage (all 100-250 fines per day) yet can’t manage to actually take care of the residents needs. If that doesn’t show you want kind of management company this is, then I don’t know what will. Houses are nice but not worth the hassle of dealing with this terrible company."
