"Unfortunately, this apartment complex has been the worst place I've ever lived. The overall appearance of the complex is neglected, with dog excrement littering the grounds. I experienced a car break-in and theft, and unfortunately, there are no security cameras to help address these issues. The smell of marijuana is pervasive in the apartments at night, and it seems like people are always congregating on the staircases. The constant noise from my neighbors makes it difficult for me to get a good night's sleep. To top it off, we endured a summer without air conditioning from May to August, with temperatures reaching as high as 90 to 94 degrees inside the apartment. It is disappointing that we didn't receive any compensation or discount for these unacceptable living conditions.""

"I lived at arbor cove for a year. Overall, the place wasn’t awful… but it also wasn’t great. Favorite parts: people stay out of your business, the rent wasn’t bad for a 2 bedroom when I lived there, the online payment platform is easy to use. Management was friendly and fairly quick to respond. Emergency maintenance also quick to respond. Complaints: cigarette smoke coming in through vents and windows. People smoke inside or just outside the building. Management can’t do much about it besides “walk through the building”. This was a consistent problem for our unit. We had water come down through our ceiling from neighbors that left the sink running upstairs and we were told to leave our kitchen cabinet doors open to “let it dry”. No other clean up or maintenance was done in our unit for the remaining 3-6 months we were there. The remodeling work didn’t seem to be good quality. We moved into a newly renovated apartment and found the floor wasn’t glued down when moving furniture. We had to move everything and have them come back to fix it. The floor boards were cut poorly (with gaps) and you can tell they didn’t clean the walls before painting as there were lots of bumps and tape left on the walls. Overall.. I wouldn’t move back (hence why I moved out). Hope this helps."

"When my boyfriend and I were searching for an apartment, we had a really difficult time finding a location that wasn't trying to charge us approximately $3000 upfront to move in, like most of the new apartment complexes in the area. We somehow stumbled on Arbor Cove and were very relieved to be told that there was a move-in special, but also that our security deposit would be really low. And as a bonus, pets were allowed and wouldn't cost an arm and a leg to have (although my animal is a certified ESA). The grounds are well maintained, and there are several projects ongoing to renovate and add amenities. Since we've moved in, any maintenance requests we've made have been attended to quickly and thoroughly. Property management has always been available when needed. What I really love about this place is that management was sympathetic and EXTREMELY helpful when shortly after we moved in, I contracted covid and was out of work for a month. They provided us several links for rental aid, including their own attorneys, and kept in contact to see how we were managing. They even called a few times to see how I was feeling. It can be quite difficult to find a compassionate landlord/rental company these days that doesn't have just your money on their mind. I would highly recommend Arbor Cove to anyone looking for a good apartment as a place to start out."

"Great apartment complex for the money. It's not anything special but everything works and maintenance does a great job. EMG took the place over and are conservatively fixing the place up. So it will remain a decent place that is affordable. Neighborhood and neighbors are nice."

"The Versailles has the potential to be a really nice apartment complex. Unfortunately they are managed by Concept Property Management, who has been one of the worst property managers I’ve ever rented from. To begin with, they literally lied to me in order to get me to sign a lease with them. They promised me that water, sewer, trash, and gas would all be included in our rent but they refused to show me the actual lease until move-in day. When we moved in, they informed me that I had to pay for gas. Since I was there with my truck full of belongings (had moved from out of state) I didn’t really have any option but to sign the lease. They also showed me an apartment with a fireplace, but when we moved in we discovered that the fireplace had never been inspected/cleaned and wasn’t safe to use. Halfway through our lease, they tried to make us pay for water, sewer and trash as well. We fought that successfully (after all, our lease did say that they were supposed to pay those), but then they stopped doing any repairs we requested for the rest of our lease. The repairs we requested were not little things – our roof was leaking, dripping into our apartment every time it rained and our swamp cooler also leaked. We requested repairs verbally and in writing for two weeks until we finally had to call in the City of Ogden. When the inspector came, he found a bunch of other safety violations and mandated that they repair those things as well. They finally fixed the swamp cooler, but they didn’t fix anything else. The lease itself is a trap. It stipulates that if you chose to terminate your lease early, even if you give 30 days of notice, then you are required to pay out the remainder of your lease. The lease also says that they can change the terms of the lease at any time basically (increase your rent, add fees, etc.), but the renter cannot. It’s no wonder they wouldn’t let me see it until move-in day; I would have never signed a contract written that poorly if I had other options. Despite all of this, we were going to stay after our lease was up just because the location is great and it’s a hassle to move. However, they let us know that we would be required to sign up for another year (no month to month option for us apparently), and our rent would be increased along with us having to now pay for water, sewer, and trash. No thanks. It has been pretty easy now that we are in town to find better apartments in the same price range. I would never rent from this company again and would never recommend them to anyone. They are dishonest and don’t hold up their responsibilities. 6/15/16 Update -- Just saw their response to my review; and no, they did not resolve anything with me. And since they never repaired the things the inspector wrote them up for during the 2 remaining months I had in my lease, I sincerely doubt they are compliant now that I'm no longer there hassling them about it. But I don't know since I don't live there anymore. My advice stands: don't rent from them."
